Fortunately for West gate there's only the option to give a 1 star rating, which is a shame because they deserve much less.

AVOID THIS COMPANY LIKE THE PLAGUE TO AVOID HIDDEN FEES AND FALSE DEDUCTIONS. Not only will this company charge you an extortionate fee of £144 for completing a moving out inventory (most of which was incorrect in terms of discrepancies noted from previous inventories..pretty poor considering we have paid such an extortionate amount for this to be completed...), they will also use any means possible to con you out of your money. When we moved into our student property, it was absolutely filthy - it was obvious it had been left in the exact same state the previous tenants had left it in. Of course we contacted Westgate to make them aware of this, and Westgate claim they sent a professional cleaner in just after we moved in to clean the mess. However the majority of cleaning was done by ourselves, as quite obviously we were not going to move our belongings into a filthy house. A cleaner came in and did a minimal domestic clean i.e. hoovered the floors and scrubbed the windows in my bedroom. Upon moving out we have been charged for a professional clean, despite leaving the property in (in Westgates own words) an 'average domestic clean state'. They have now charged us around £101 out of our deposit for ANOTHER professional clean, claiming that as they 'hired a cleaner at the beginning of the tenancy' (once we had ALREADY moved in) we should have had one hired to leave the house in the 'same state it was in when we moved in'. Fact is, the house was in a far poorer state we moved in than it was when we left it. According to Westgate, a professional clean means - 'Everything immaculate, sparkling and dust free, appliances and sanitary ware spotless. Carpets steam cleaned, vacuumed. Floors swept. All furniture in order and clean. Linen freshly laundered' - a clean which was most definitely not done at the beginning of our tenancy (pretty hard to deep clean a house like this in less than 4 hours when you have 4 students possessions already unpacked in each room...). Furthermore, Westgate took these charges from our deposit WITHOUT OUR CONSENT - which of course breaks the tenancy agreement and the conditions set by the deposit protection service - yet Westgate are yet to comment on this. They are yet to provide receipts for this £101 professional clean which would have been done prior to their new tenants moving into the property in July. Again, avoid this company like the plague.

These guys have got to be some of the most hapless estate agents I have ever had the displeasure of dealing with. They will pass the blame baton on to whoever they can. 4/5 months ago I had a leak in my ceiling and a hole was cut/insulation removed to get access to said Pipe. That hole is still there, i've been woken up every day for the last 4/5 months at 6:30 in the morning without fail and despite my landlady no longer replying there is apparently 'nothing' they can do. If you can avoid these guys, really do. Once they have your money they will do anything to avoid having to actually do anything.

My rental property was managed by Westgate for a year. From the beginning it was clear that Westgate were going to provide an extremely poorly run service, as the previous tenants informed us that they had huge problems with them (unfortunately this was after we had signed our contract). Upon moving into the property, they agreed that the house needed repairs and the garden needed a professional gardener. However, much of this was never carried out. Upon exiting the property, Westgates check out inventory apportioned the blame for lack of repairs and gardening to us the tenants. Westgate also attempted to charge us for these costs. Throughout the winter, It took two weeks for someone to even inspect a very dangerous leak to our roof, and we had to endure the rain coming into our kitchen and bedrooms for a prolonged period of time. This leak was eventually 'patched up' but not repaired fully and subsequently leaked again several times. This was clearly in breach of the contract. Westgate advertise 'no administration fees' but I would advise anyone to carefully read their contract as they sneakily included a check out fee in this which was never reported verbally to us. Their management of our property caused significant and unnecessary stress and anxiety throughout the year. The tenants that now rent the property appear to be having similar problems, which means that Westgate under performs consistently. I would recommend anyone to steer clear of having your property managed by Westgate.
