Dear Mr Townsend. Thank you for your feedback regarding your wife’s property. For the record, I will try to address your points. Regarding the sale of your wife’s new build home and the issues to which you refer, the team here spoke to Rossendale Building Control (RBC), who advised us that at the time of completion of the new estate, the builder’s gas engineer’s licence had expired. As a result, the completion certificate could not be issued and until it was, these properties “~could not be resold”. Far from scaremongering, this is very real and relevant information and it would have been remiss of us not to relay this to a vendor. RBC, had advised that in order to get this signed off, you would need to remove the fitted kitchen, in order to get to the gas installations and get this matter signed off. Whilst dramatic and I’m sure a shock to you, we were simply passing on information that we had been advised, by the issuing authority. Looking at the notes on the file, we agreed to try listing your wife’s property in the first instance at £175,000. The property was reduced in the new year, by £15,000, and I note that with your new listing you have now reduced your asking price by a further £15,000, or over 10% of your new asking price. I feel that this £30,000 reduction may well have influenced your spike in interest. At Ryder and Dutton, we offer a no sale-no fee service, as we believe in what we do and believe that if we do not deliver a sale for whatever reason, that our clients should not be charged. To this end, we also do not tie our clients in for any long, fixed terms, giving clients the flexibility to move. I am sincerely sorry that you felt our services fell short in this instance as we typically get excellent reviews form our vendors.
