"Dont take them from any..."

Hi everyone first of all take my Advise before you can take any property of them.They only cares about your money, watch out for being tricked, make everything to record, don't pay a deposit because they not paying back, be careful cause they charge you what ever you cannot thing , they employee rude and not helpfully, the office manager trying to trick you, they can lie to your face, and the most property settled down unassuming and the all condition awful, and office workers cheaters and they words are unbelievable etc...they not want to give me back my deposit and we are going to a court if the ombudsman cannot do for something against them....if you want more info just call me 07494050377 Andy

Rented a three bedroom property from this agency, well to sum it up the whole experience was a nightmare from start to end. Here's the story in brief: Start of problems. Day 1: collect keys from office! Yes that's right they don't use industry recognised procedure and do the handover at the property. So off I go with the keys. To my horror when I went into the property, I found one of the bedroom carpets saturated with urine, and the ammonia smell was really overpowering. Rang Northwood straight away. Was told they would call back. This never happened. After a week of continuous phone calls trying to get them to come out we emailed them. 2 weeks later after several emails of complaints (so 3 weeks in and a bedroom we could not use) we get an email of a timelime of events of when we apparently contacted them, if that wasn't bad enough the accusation from Northwood that they concluded the event happened sometime after we got the keys and we had urinated on the carpet, so was going to be charged for a new carpet. Our response was to send copies of our phone bills showing calls to and from Northwood (very few) and copies of texts between myself and partner. We moved in at the end of October 2018, the carpet eventually got replaced in the December! Second problem: when we moved into the property we found the loft hatch was damaged and not very secure, within a few days this decided to fall down. Thankfully no one was walking underneath it at the time. This took several weeks to repair! Third problem, downstairs toilet door began to come off the hinge, as the wood on the door was spilt. We had pointed this out at the 3 month inspection. Eventually door started to fall off. This was a safety issue as there was a toddler in the house! We was told just to keep the door shut and don't use the toilet. After numerous emails the door was eventually replaced, very reluctantly. Fourth issue: there was a lot of strong winds that had damaged the garden fence. This was reported to them, but still remained damaged when we moved out of the property at the end of May 2019. Fifth problem: prior to moving out we went into the garage and the garage door collapsed on us. This was reported and they wasn't as you have probably gathered by now fourth coming about fixing it. More than a week went by, and eventually it got to moving day. Sent them an email and said we needed this fixing urgently before then as it was a safety issue for the removal company. Response eventually said they will be out to fix it. This was the same day as we was moving out, so told them no. Garage door remained unfixed when we handed the keys back 2 weeks later. (property had been empty for 2 weeks.) Sixth problem: early on in the tenancy the downstairs toilet light bulb blew. When I went to change this I decided not to, this was because the light fitting was insecure on and not fitting correctly. It was loose and I wasn't about to have it fall and be charged for repair. So this was reported to them. This remained unrepaired when we ended the tenancy. Because of all the issues we had from the start we requested that we was present at their final check out. This we was told would not be possible as that's not how they work. They wanted the keys returning to the office. After airing my concerns about them inspecting the property without the presence of witnesses, they said we could be there but was only there to observe. That I agreed to, but we took along a independent witness, (someone from a government background). On inspection they tried very hard to withhold our deposit. But we did succeed in getting our full deposit back. My recommendation to anyone looking to rent with Northwood, do not have verbal communication with them after you take the property, make all your communication written, and keep it for future reference. Take a copy of any interim inspections. Take photo's/video's on the day you get the keys, and the day you leave. If you can tell them you want to witness the check out inspection, and take an independent witness.

The worst by far! I have had rented from three different agencies in Peterborough and Northwood Peterborough are the worst by far! Walk away from them as they are providing poor service and charge for everything. They offer only 6 months contracts for tenants and demand £50 for each renewal. Each time you wish to renew you have to visit agency to pay £50 charge. They are not even willing to send contract through the post with pre-paid envelope (so what is the £50 being paid for as it is described as 'admin fee'?). Forget about having your deposit back as they will go beyond and make things up just to collect some money of you. They operate a scheme where, if property is not rented, they pay the rent to the landlords, therefore they do whatever they can to exploit tenants, grab as much money as they can, so they can have money towards landlords, if stuff goes wrong. They will put the rent up themselves (without asking landlords) just to make more money and since they operate on 6 months contract, they will try to do it every 6 months. And don't think that as a landlord you will have a steady income. The contractor that is being used by agency to fix any problems is overpriced and forces multiple call outs and visits which ramps up the cost of simple fix. That cots is then passed on landlord. If you thinking of renting with Northwood Peterborough - don't do it otherwise you will regret it, just walk away. There are other agents in Peterborough that are fairer - Tortoise, Connells etc. Nortwhood is draining money from both landlord and tenant ends and they provide poor service. Just read some other comments and opinion. I should have done that before started with them...

Worst estate agents in Peterborough. Filled out our application form just to be told another tenant has been given the property. Estate agent was rude, never took us to the front door or showed us around. It was a very awkward viewing as he just stood in the kitchen with a sour face. Also looked at our 2 year old rudely, poor service. Has put me of Northwood agents.

they are rude they lie.they hang up on you if don't like what told. delay doing repairs delay giving deposit back. try with holding deposit because no electricity in house an couldn't test light bulbs. bear in mind I paid for them

i went in to ask if they have one bedroom flat,The man was very rude the first thing he said it is called internet go online and check our list.also was too worried about his tobacco then dealing with customer in polite manner, doesn't matter what race or colour.

Don't bother in cleaning the whole house and leaving everything impeccable before dropping off the keys as you will be charged anyway. they will take your deposit money with fake excuses and a long list of things to charge. We also had to wait 2 weeks and a half for someone to change our boiler! 2 weeks and a half with no hot water, living with a toddler! This agency is rubbish.

Be aware this agency charges an admin fee of £300 that you will not be able to recover any part of if things go wrong for you!! Having completed the application paperwork and paid the admin fee at 16.42 in the evening, I went home and was made aware of a critical illness of a family member which has meant I unable to proceed with the application. I called Nothwood, as soon the office opened the following morning, to explain the situation and asked about a refund or partial refund of the fee, I was told by Colin that he would look into this and come back to me. Having spent the last two days calling and waiting for call backs I have been told by Kayley that the money will not be refunded. Whilst I appreciate that they say at the point of application the fee is not refundable and ask you to sign a form to this effect, given the circumstances I thought there would be some sort of understanding/compassion shown but how wrong I am, the response I've been given is "the directors are not moving on this". Having paid the fee at 16.42 and the fact that they close at 17.30 they could not tell me what they had done in 48 minutes to justify keeping the whole £300 fee apart from saying that "it is company policy". I was told at the point of application by Rebecca that they accept multiple applications on properties then it is up to the landlord to choose the applicant but the fee would be refunded if you were unsuccessful so cannot understand what their justification in keeping the fee is, especially when they've done nothing for it. You need to ask yourself before signing up with this company is it an ethical company and are they the type of people you want to do business with??? All I can say is prospective tenants and landlords beware!!! There are several other more ethical agencies in the Peterborough area that will not take your money for doing nothing.
