I would not recommend this estate agent, they under valued my house by £10,000 - I only found this out when my buyers surveyor came around and described my house as "somebody is getting a bargain here" by which point we were too far in to the process and had seen a house we liked on our end. Imagine someone describing your home sale you have trusted these people with as "a bargain". When I raised this with Jess over the phone she said absolutely...nothing. Radio silence. I felt as though through the process they were working for the buyer not myself despite the fact that I was paying their £2000+ fees, even explaining to me why I should purchase insurance policies for the buyers mortgage - you don't have to do this. Don't bother with their picture package either, an absolute waste of £150, your house will sell anyway and the girl who came to take the photos was horrendously late causing me to be late for work with no apology. I urge you to get a different valuation other than these people.

Hi Melissa, Thank you for your feedback. We always strive to provide accurate property valuations based on current market data and recent comparable sales. I can see that your property received five viewings, resulting in three offers. Two offers were below the asking price, and one matched the full asking price, which we feel indicates that the asking price we agreed with you was both fair and realistic and as such we are unsure why the buyer’s surveyor made those comments to you. With regard to the indemnity insurance, this was requested by your buyer’s solicitor due to the absence of building regulation approval documents for the boiler installation and electrical works. It is standard practice for such requests to be made by the buyer’s solicitors during the conveyancing process in order to satisfy the buyer and their lender, and generally it is the vendors responsibility to provide this. However, in this instance, I can see that your buyer agreed to cover the cost in order to proceed with the purchase. I would like to apologise if the photographer arrived later than scheduled. This falls short of our usual standards, and I will ensure the matter is addressed. Professional photography can significantly enhance a property’s market appeal, and having seen the images myself I am confident that the images used contributed to achieving a swift sale at the full asking price.
