Worst letting agency ever. They claim to reserve houses on a first come first serve basis, so when me and my friends filled in the form to reserve the house that's what we were expecting. We were not contacted for weeks after this, and I had to be the one to call to see what was going on. Turns out all of us were meant to fill in the form, however we were not informed of this at the time (I found out later that a friend of mine who reserved a house with the same agency only had to get one tenant to sign the form!!). The lady I was on the phone with sent us an email asking for additional information for the rest of the tenants ASAP otherwise the house would be given away, this information was sent over in less than half an hour. Fast forward a couple of weeks later and we haven't been contacted again. I call up the agency to see what is going on and now they claim not to have any of our information?? I went into the office and turns out they did have our information? The next day we go there again to proceed with the right to rent agreement only for us to be told the house has been reserved by another group. I don't understand why we couldn't have been told this from the start. Extreme lack of communication and I'd advise others to just stay clear of this housing agency altogether honestly!
We finished our tenancy in a student house with Nicholas Humphrey’s a month and a half ago. Though out the tenancy we had persistent issues, maintenance not being done until there were council inspections, no response to emails and calls never going through and would often return home to maintenance workers or house viewings occurring without the legally required 24 hours notice to all tenants. We were also falsely accused of damaging property that had been damaged during the previous tenancy and had to provide proof to avoid being charged. Nicholas Humphrey’s seems to think they can get away with these things with student tenants. Upon moving out we did not receive a single piece of information about our deposit for over a month, not the promised 10 days. I called multiple times asking and was told on four separate occasions it would be done by the end of the day, it never was. They claimed this was due to a high amount of deposits to process however every student letting agents in Manchester is faced with the same issue yet manages to return deposits in a timely manner. The deposit information given back didn’t provide any evidence or invoices of multiple things, for example ‘damage’ was charged yet we were not told what was damaged, and a mattress in one room was claimed to have been brand new when we moved in yet all mattresses were lumpy and clearly used when we moved in. The damaged mattress was also charged and split between all tenants despite it being in one room. They also complained about inappropriate things such as mould being in the bathroom which was there during move in and is obviously out of our control. After emailing to try and receive the invoices and information on damage, we have heard no response and are unable to reach them through phone call despite calling over 10 times. Avoid this letting agent if you’re a student or renter as they do not respect your time, money or legal rights.

Terrible service on renting for a Uni student in Manchester! I wouldn't recommend them. Stay well away!
They rented us a house that was infested with mice, not to mention the 100 other issues we've had to deal with. You also get very little in the way of customer support without being VERY persistent.
Avoid. Myself and my girlfriend were super excited to view a flat in Chorlton to later find out that the flat advertised on the site was a completely different flat altogether. The staff at Nicholas Humphreys knew this and had 5 days to tell us/rectify the issue but they couldn’t be bothered. Waste. Of. Time.
Very poor communication. We've been trying to organise a settlement with a deposit dispute for a long time but have had zero response. Had numerous issues while living there and only a handful were taken seriously or listened to. Would definitely avoid.
I had problems with Nicholas Humphreys for my entire tenancy. The house was extremely damp when we moved in and they said it would be fixed - it was not. They tried to make out that it was our fault and did nothing to fix the situation so I was living in really horrible damp and mouldy conditions. I have friends who have had similar experiences to this. Edit: 2 years later and they have still not removed me from their system. I get emails about my old house all of the time. Please Take Me Off Your System. I do not live there anymore!!! AND PLEASE FIX THE RODENT PROBLEM AND BROKEN THINGS for the people living in my old house!!! Glynne (the estate agent and our property manager) still haunts my sleep. I hope she still isn't treating people they way she treated us during our tenancy.
Avoid at all costs. Very bad communication, couldn’t even tell us our landlords name. Charged us £50 just to take the house off their website and an additional £400 deposit which they would not confirm was going through a proper deposit protection scheme. Sent out the wrong contract for the house asking for an extended employment history and other bits inappropriately personal information about guarantors. Once we flagged this they said ‘oh sorry wrong form we don’t need any of that information’ which is especially suspicious. Impossible to back out once the process has started. If you ring them you’ll be speaking to an 18 y/o who’s never done any form of customer service in their life. Lied about the contents of the house and that it would be cleaned before tenancy started, now we have a mouse/rat infestation and had to practically beg for the black mould in the bathroom to be removed.
Do not look after their tenants. Ignore on-going complaints and problems of damp and mould in the house and refusing to take responsibility. AvoidNegativeResponsiveness, Quality, Professionalism
