Horrible Experience with Belvoir Letting Agency and Landlord I rarely write reviews, but after my awful experience with Belvoir Letting Agency—particularly the landlord and with Michael barely responding—I feel it’s time to speak up. While everyone else might be too afraid to admit how unpleasant Nevol (landlord) is, I’ll be the one to share the truth. It seems most of the positive reviews here must be from family members or close friends because the reality is far from those glowing comments. Michael, our point of contact at Belvoir, was nearly impossible to reach. He rarely answered calls, and whenever we had an issue or needed something sorted, it took ages to get any response. It felt as if he didn’t care once we signed the contract. When we did manage to get in touch, the service was subpar at best. The flat itself was spacious, but being on the third floor with no lift and poorly insulated windows made it feel cold despite having the heaters on. As a result, we ended up with high energy bills. To make matters worse, our clothes developed mold, ruining much of our belongings. While they eventually fixed the walls, it took months, and we had to practically beg for a replacement wardrobe, which also took ages to arrive. Every issue we encountered required endless patience on our part, yet they took six months’ rent in advance without hesitation. At one point, I was even scolded by a worker for being a “headache” to the landlord despite our valid complaints. Still, I politely emailed the landlord, thanking him and the worker for their eventual help, even though it was minimal. I won’t go into detail about the other issues we faced with the flat and the overall poor management. To be fair, they did provide a new washing machine to replace the defective one, and they fixed the shower switch relatively quickly when it broke. However, beyond those few gestures, the experience was an absolute nightmare. The glass screen on the bath was fitted so poorly that it fell, posing a dangerous hazard that could have seriously injured me or my husband. When we first viewed the property, the rent was supposed to be lower, but they raised it to £900 once they realised we were desperate to find a place. The worst part was the deposit. Despite paying six months’ rent upfront (£5,400 total) and thoroughly cleaning the house before leaving with the help of my husband and father, they deducted £255 from our £1,000 deposit, claiming the house was “messy.” If the property was dirty they could have simply informed us, and we would have been more than willing to clean and paint it ourselves. Instead, they apparently hired a cleaner the day after we moved out and sent an invoice for £120, claiming additional issues that brought the total cost to £255. The landlord, a mean individual, fabricated a report to justify the deduction. The photos they provided as “evidence” showed nothing. There may have been dust or minor imperfections, but that’s what you would expect after living there for over a year. This was nothing short of smart robbery. Their actions are disgraceful, and I won’t let it slide. I am willing to take this matter to court, especially regarding the deposit, to teach them a lesson about not taking advantage of people’s situations. If you’re considering renting through Belvoir, think twice. The landlord is rude, the agency is incompetent, and they will happily take your money while providing poor service in return. Avoid them at all costs.

Avoid this lettings Been fighting for my deposit for 4 months. Very bad communication with agency.

My friend and I were looking for a property January 2018, we approached Belvoir Prestwich as we saw a good deal for renting. We went through all the paperwork, bankchecks and deposit mid January 2018. Not long after we got accepted to occupy the property BUT we didn't enter the property until the 19th February 2018! We had to wait a full month without news, no help at all. 6 months after (19th August 2018) we leave the property. After so many emails, messages and phonecalls we didnt even have our deposit yet, the business owner would literally ignore our messages and even if he repplied he'd only say "Bare with me" , or "I'll advise soon". It TOOK HIM MONTHS(6) to send us the deposit. In fact, I got my deposit today (1st Feb 2019) hence I am writing a negative review. Avoid at all costs, terrible agency, awful communication and rude service. Please, please, please AVOID!! PS. The business owner was telling me to delete a negative review (which I didnt do before this one) and then he would send me the money. Also, he reviews positively his own business.

Awful. Just awful

One of the worst letting agents I've had to deal with. Start of the tenancy they delayed the checking in time twice and attempted to do it again but I protested, after I moved in they said that they wanted to come in and repaint the living room, I obviously said no. The house was FILTHY and I had to spend the first few days cleaning it. Then the boiler broke and it took nearly a week before I had hot water again. When the tenancy ended, the director was off sick and was apparently the only person that could deal with my deposit. I had to wait 6 whole months before I got my deposit back. Which wasn't simple either (had to go through the deposit protection scheme) I know letting agents are renowned for being bad but these are a bunch of cowboys!

I'm in pretty much the same situation as Craig, moved out over two months ago and not heard anything about my deposit and getting in touch is impossible.

I'm so sick of them dragging their heels and just generally dealing with them I can't even muster enough venom to sum up how pitifully they do their job, and how bad the entire experience has been. Moved out 3 months ago. Still awaiting them to do their part regarding the deposit, only then will I be rid of these charlatans. Seriously, find a better letting agent; ANY other letting agent. I cannot stress this enough.
