I have been using James Pendleton's letting service for my property in SW2. The service JP provides is a lot better than any other agent in south west London. I highly recommend my letting consultant , Bryony. She is very friendly and has excellent knowledge of the area. Finding good tenants is as hard as finding a good landlord and I can 100% trust Bryony. She was able to find potential tenants for me in less than 2 days and explained to me in details about each potential tenants to help me find right tenants. The service I use is the full management service and the team keeps me updated about the status of my property, including routine visual inspection and letting me know if there is anything needs to be improved. I feel I can fully rely on JP and I am extremely happy with their service.

We recently secured our new place for rental through Byrony Floyd at James Pendleton and I have to say she was extremely helpful. Not the usual “salesy” agent – she was very consultative and guided us throughout the process. She really understood our needs (this would seem basic but generally hard to find) and managed our expectations in every viewing and gave us a full overview of what we needed to know. She seemed to have a great understanding of the market, availability and demand. I would highly recommend!

Recently rented from Bryony Floyd at James Pendleton Clapham Common and must say how quick and easy the rental was. It was all very simple from the get go and the communication was very efficient. Very pleased with the new place and would recommend to anyone looking in the area!

I was impressed from the start, that they returned calls quickly, helped me when I was getting anxious about my sale, and generally did everything I expected an agent to do for their fee. I don't normally write reviews, but this time felt they were worthy of praise. House selling and buying is a frustrating business, and we can get fed up with agents. This time I am delightfully surprised how effortless it has been most times. Would definitely recommend and use them again.

The team at James Pendleton are competent, professional and courteous. We were very satisfied with their support in facilitating the purchase and arrangements for move-in to our property.

Harassing, bullying, and disrespectful. We had a very unpleasant buying experience through Pendleton's, who our solicitor said was 'the worst estate agent they have ever dealt with'. The agents harassed us constantly and frequently made unsubstantiated ultimatums and threats of the sale process being terminated with no justification or reasoning. Even the vendor's solicitor stated that they were 'stirring things up and are not helping' the situation. In addition, the listing for the property contained clear falsities, and at multiple points we were given deliberately misleading information. Throughout, Pendleton's showed zero concern for us and our personal circumstances. Much of our negative experience was dictated by our direct communication with the owner of the agency, suggesting this unprofessional and unscrupulous culture is set from the top. Avoid if you have any choice.
