Excellent, prompt and patient service - recommended

We bought a leasehold property via Park Lane and they were helpful all the way through - providing excellent, prompt service and chasing things up whenever necessary. It took us around a year to buy a property from start to finish, and Park Lane - namely Nick, Satty and Lucy - were all helpful and patient throughout the whole process. I'd definitely be happy to work with them again.

Unreasonable requests and unfair terms and conditions

I have come across this company recently when I was asked to stand guarantee for my granddaughter's tenancy. They started off by asking copies of a host of documents amongst them my driving licence, P60, and mortgage statement, which would have been a god-sent to any identity fraudster. Upon my protestations, after several emails, they agreed to carry out a credit check instead, which I had suggested in the first instance. They also claimed that the documents were requested by the landlord, when they were clearly only following their own procedures. However, concerning the guarantor agreement, this obviously was an off-the peg job. In no way was it acknowledged that this was a joint tenancy and that my liability should have been restricted accordingly. Also, in case of default, signing the agreement would have laid me open not only to paying the rent due, but any charges, expenses and compensation the landlord (or his agent?) might think fit to request. There was no fee structure or arbitration procedure specified for this eventuality, something which even ebay and Amazon provide as a matter of course for far simpler transactions. In addition, one of the clauses in the agreement was in perfect legalese , so much so that it appeared to be self-contradictory. Regrettably, I had to decline acting as guarantor, although I had stood guarantee for my children and grandchildren several times in the past without any problems at all. A totally unprofessional job, with the only positive aspect being the speed of response to my emails and the willingness to pull back from their initial unreasonable demands concerning the provision of documents. However, the result that my granddaughter may have difficulties in securing the tenancy.

Property LET

This was the most problematic Let Iv'e ever had. There were repair issues from start to finish. Staff at the city centre branch never returned my calls or emails after reporting issues. At the end of the Let it was impossible to get them to return my deposit resulting in me having to take out a dispute with the Tenancy Deposit Protection scheme.. More time and effort I could have done without. My advice would be......AVOID

Lack of professionalism and motivation

I am using Parklane Properties for their service to find tenant.. My overall experience was not brilliant. :- 1) Lack of communication with landlord in term of providing feed back from prospective tenant 2) Lack of proactive approach in term of marketing. Do not provide recommendation and engage with landlord actively in term of changing strategy or tactic to get the property rented out. 3) Lack of knowledge in term of understand the contract. terms and avoiding answer my quires. Instead they are expecting people to sign the contract without asking any questions.. Most of their document does not have reference number where it proves that their management does not comply with any quality standards and control. I choose Parklane because of their overall service cost is relatively cheaper than other on the same street in City centre. However, do not expect much from them as the price does reflect what they can offer where I have to wait till 3 months before my flat is rented out.. Also I have the impression, Park Lane is focused on student accommodations business, City flat rental for Parklane is not their core business! Good luck for anyone who is using their service.
