.AVOID AVOID AVOID Stay away from kings group in Tottenham I RENTED A STUDIO FLAT IN SOMERSET GARDENS WHITE HART LANE FROM KINGS GROUP TOTTENHAM 6TH OF FEBRUARY 2020 AND NOW THINKING THE WORST 12 MONTH'S OF MY LIFE IS BEHIND ME HERE COMES A £1279 CLAIMS OF DAMAGES TO THE PROPERTY FLOOR AND FOR CLEANING SERVICES. THIS WAS THE SAME PROPERTY THAT HAD NO TOILET DOOR AND HEATER PLUS RAIN WATER LEAKAGE FROM WINDOWS AND WALLS THAT DAMAGED THE WHOLE PROPERTY YET INSTEAD OF APOLOGISING FOR THE NIGHTMARE I WENT THROUGH FOR THE PAST 12 MONTH KINGS GROUP ARE ON THE SIDE OF A SHAMELESS AND CROOKED LANDLADY WHO'S ONLY AIM IS TO SCAMM ME OF ONE LAST PAYDAY. THIS IS SCAMM AND FRAUD TO TAKE MONEY THAT YOU CLEARLY NEED TO REDOCORATE THE PROPERTY AND IN THAT PROCESS PRODUCE A FAKE INVOICE.

Dear Mohamed I am sorry you feel that Kings lettings have not provided a good service for you however we do manage the property on behalf of your Landlord. Any repairs reported to us are always passed onto the Landlord for authorisation before we can arrange contractors. At the end of your tenancy a full inventory checkout is carried out where the property is compared to the condition at the start of the property. Your Landlord has the right to claim for any damages they believe are fair, you have the right to dispute this and a claim will be sent to the deposit scheme who your deposit is protected by. All evidence will then be adjudicated and the deposit paid out on the decision made by an unbiased deposit scheme. You have been provided with the Landlords claim and have been given instruction on how to respond with your dispute direct with the deposit scheme Kind Regards Kings Group Lettings

STOP putting your flyers through my N15 postcode letterbox, and leaving them half hanging out!!!! (I have a sign clearly stating ‘No junk mail’) Thus letting all my heating out and and giving thieves the green light there is no one at home. If this happens again I shall put something unwanted through your door!

Take your deposit and do not return it. They do everything to delay and complicate the rental of a property.

Lies and incompetence from almost each member of staff. From initially being unable to spell our names right on contracts, to organising a open day on a bank holiday, to putting our property live on Rightmove etc.incomplete and removing for several days losing the new nature our listing and depriving us of valuable interest. On the back of that lying about knowing the cause. To accompanied viewers being unable to work out the keys, and parking in the drive which can fit 3 cars and blocking it preventing the viewer from parking and drawing attention to the narrow private street. Lying about what they would tell potential buyers, releasing info we were told wouldn't be released to buyers for example the minimum we would be prepared to accept. Not including all relevant materials in brochures, we printed specific items ourselves and left around the house. Basic agreements like no viewings between x and x were questioned. The move manager was non-existent promised updates never arrived. We had to do the chasing of our move manger who regularly mis-understood and at one point writing in a mail to us the complete opposite to what had happened. Allowing things to happen which were not allowed in their contract. Manning Stanton increased our stress levels and needed to be actively managed and chased by us throughout. Terrible service, I won't be using them again. The similarly worded 5 star google reviews from similar accounts appear to be a little suspicious, I would take these with a pinch of salt.

AVOID! Disappointingly we did not receive a good service from Manning Stainton, Horsforth. Myself and boyfriend were buying our first house together and fell in love with a property in Cookridge. We offered close to the asking price of £270k and were so pleased when it was accepted last March. Presuming it wouldn't take long, we were happy to wait for the vendors to find something. However, 4-5 months later the vendors (who are close friends with a member of staff at this branch) had still not found anything. At this point they had offered on a number of properties, but EVERY offer had been rejected because they were offering too low. They then decided that they wanted to look at more expensive Bungalows which were out of their price range, so Mannings asked us to increase our offer by £20k over the asking price!!! The house was not/is not worth the extra money and there was no comparable evidence from other sales to suggest it was. This couple, at the advise of Mannings were taking advantage of me and my boyfriend and trying their luck in an outrageous way. 6 months later we have bought a much larger house in a much nicer area of Cookridge that was worth more money and, surprise, surprise, this property is still on the market!!! Karma.
