First impression not good. Left message asking for my call to be e returned. No response. I then telephoned again.
A bit more expensive on the fees side than their competitors, and in parts communication from the post-sales team wasn't great, but all in all, a fairly decent estate agent experience (Seller perspective)
Having been a landlord with SM for a couple of years, from 2022-2024, I couldn't recommend them for managing property on your behalf. I had numerous issues, from poor inspection reports (not highlighting really quite obvious condensation issues at the property - previous tenant of 7 years had no such issues), to forgetting to carry out CP12 inspections at the required interval, and having to constantly chase the Tenancy manager for responses after emailing multiple times about some of the issues we had. Usually had to follow up with a call, when there was no reply, and the response was often 'sorry we were busy', well I'm afraid that's not my concern as a paying client, if you need more staff to provide the correct service, then employ more people. The whole experience on the tenancy management side was continual frustration, we've now thankfully moved to another agent in Benton who actually provides excellent customer service, what a contrast......To the management and directors at Sarah Mains, you really need to do better than this, the service we paid for and received was really just not good enough.
I don't know why letting agents use this company. To even ask the simplest of questions cos the details are not on the website they ask people to send their credit report. I don't think anyone wants to do that if it's just to ask something before you want to even know if u want to view this place after knowing that information u seek. Absolutely horrible. I understand if it was after you want to view the property but before that to ask a question!? Absolute joke and abuse to have people's details. U don't even know if they sell your details or their t&C
I was genuinely interested in purchasing a property and had almost 40% of the deposit saved, with a full-time job, side gig as an Uber driver, and a small business. Additionally, I had an AIP (Agreement in Principle) from Barclays of £99k. However, my experience with this agency was extremely disappointing. I felt as though I was treated as though I was wasting their time. They didn’t ask for any details or attempt to understand my situation; instead, they repeatedly requested my name and contact information, promising a callback that never came. Despite my efforts to reach out the following day, my calls went unanswered. I can’t help but wonder if this treatment was related to my age, which is a shame as I was serious and financially prepared.

They instructed the wrong lawyers, made me use another, and that lawyer is terrible. Thank you for making things worse.
I spoke to them twice to see the house they gave me an appointment but not once did anyone come to show the house or open the door? I knocked on the door many times.
