I had an extremely frustrating experience while attempting to purchase a probate property through Michael Anthony. The entire process was poorly managed, and their approach to selling probate properties needs serious improvement. Throughout the transaction, multiple members of staff were involved, leading to inconsistent communication and a lack of accountability. I had to chase them repeatedly for updates, only to be informed—after a full 12 months—that the probate had been rejected. This was a major disappointment, made worse by the fact that I was assured by the director that they would stay in touch. However, it has now been six months, and I have heard absolutely nothing. Not only did they fail to follow up, but they also made no effort to assist me in finding alternative properties or provide any form of support after the sale fell through. This level of service is unacceptable, and I would strongly urge them to reconsider how they handle probate sales and customer relations in general.

Dear David, we have tried to contact you regarding your review, I am sorry you felt that you had been both mis led and not updated fully with regards the probate issues. This was certainly not our intention and looking at the file notes I can see that we had kept you informed with the very difficult situation the seller found themselves in. In all my years of selling properties where a grant of probate was required, this was the first and only time I have ever known a grant of probate to be refused. As told to you at the time, neither the sellers nor their solicitor could have envisaged that this would happen. As fully explained to you at the time, the probate was refused as the ownership could not be proved, resulting in the house being removed from the market and potentially being given to the state. You were advised by me at the time that this meant the house could not be sold then or at any time in the foreseeable future. I also informed you that we unfortunately had nothing else that was similar in price or location and that is probably still the case as these properties are very rare. So again, my apologies if you feel we didn’t help in your search for an alternative house, I can assure if we had anything you would have been top of our list to call. I hope this goes some way to answer your comments, but again I apologise if you have felt the service we offered was not satisfactory. Stephen Swindlehurst Director
