valuation and viewing were made very easy to our convenience. very friendly staffs and always keep me informed about the update on the progress with the sale.

Extremely poor and inadequate services

In summary, a very bad and inadequate experience, the worst we've ever used among all the agents. We chosen them for cheap cost but it turned out to be nightmare. Firstly, not educating the tenant it's a full management services letting and allowing tenant contact the landlord directly which caused major issue at later stage. Secondly, quarterly inspection wasn't done properly and not noticed landlord's item/ white good was removed by tenant and replaced with a tenant's item. Continuously written in the report with incorrect information and not taking further action to notify the landlord for the non approval removal of item from property. Thirdly, landlord found out about the removal of item without consent and seek them for clarifies, they put the blame on landlord and subsequently dismissed and discontinued the service engagement with landlord as a result for not been able to rectify the issue. Fourth, some pictures within the property was not taken for check in inventory report even though the report itself covered the details of the area. Seek their clarification and turn out they refuse to resolve this and simply shut down by saying 'this matter is closed, no more further communication will be carry out'. All statement above were supported by evidence if they deny their involvement. Property ombudsman involvement is needed to prevent any landlord/ tenant to become a victim.

Disgraceful

I put an offer in on a property - they did not respond for 4 days. Then I received a call that my offer was not accepted. The next day they told me it was. After I cancelled all the viewings I had arranged, they failed to take the property off the market. Then, they did not respond to correspondence, only to call me while I was at the bank, processing my mortgage application to tell me that I've been guzamped. Disgraceful behavior, could have been handled differently. If you are a buyer, beware!!

Dear Bisera, I have read your comments and understood them carefully please note we hold email communication with yourself and our office. You viewed a property in Purfleet on 6th May marketed for a guide price of £160,000-£170,000. You made an offer of £162,000 on 7th May 2016. On 13th May you advised by email the property will not be removed from the market following the seller’s instruction stating until a successful mortgage application was completed and a survey paid for, to which we had no reply from you until Monday 16th May timed at 21:09 - you stated in your email requesting property details, length of lease and confirming you will be seeing your bank the following day (17th May). On 17th May our office received an offer that was reported to the sellers, and based on the reasonable time they had waited for any development on your mortgage application, unfortunately the sellers had decided to go ahead with the new offer. I am afraid we cannot be held responsible for the seller’s decision to go with another buyer considering they had waited reasonable time for you to perform on advancing on your mortgage application. We do not wish for any buyer to suffer a loss of a property but cannot avoid these types of situations in a market when house prices are rising with more buyers around than sellers. Dreadful

Been trying for weeks to arrange a second viewing for a property. Staff not available to provide me with appointment to view property staff not on hand to be contacted. Despite several emails and disclosing and requesting information nothing was done. Very disappointed and would not recommend.

Hi Russell, I do apologise that you feel this way and as you can see from our other reviews this is never the case! We were waiting for a response from the vendors and each time we couldn't get a confirmed date which you was made aware of at each stage. With viewings they need to be confirmed with both yourself and our vendors - we can not just book them at a time which is convenient for yourself. I am at the understanding that a viewing was booked in for Saturday 26th March and was confirmed with a family member but was not attended by yourself. We have had the viewing rearranged and this has now been confirmed with yourself for this coming Saturday. Regards, James
