I recall that I dealt with you personally and explained fully at the time why the sale was not able to proceed with you, and summarise matters again here. The vendor did agree to accept your offer as stated but later a much higher offer from a previous viewer was submitted and you were advised, the vendor did give you an opportunity to increase your offer but you declined, I did cancel your survey as if it had taken place you would have been expected to pay for it. I confirm that I acted in good faith in line with the vendors instructions but I fully understand that you were disappointed not to get the property and I am sorry for this.
