This is my third time renting through Umega, and I want to specifically thank Julia for making this my best renting experience so far. She was always incredibly quick to respond, efficient, supportive and genuinely caring. During stressful situations, she always reassured me first and then acted quickly to help solve the issue, which really made a difference. I've had a brilliant experience with Umega in, what is probably, the most hectic renting time of the year as the students moving in and out. I've ended up needing to find a rental at short notice. It was a struggle to navigate viewings, applications and the market until Sam McHardy from Umega personally reached out during an application process and supported me throughout. He even gave me a personalised suggestion when my first application wasn't successful, which led to a successful letting agreement secured within a week. This is my first experience where a letting agent has been so invested and has made a huge difference to my experience. I highly recommend Umega, and in particular Sam, as your agent!

Following recommendations from friends, I used Umega for their letting services for over 6 years, followed by their estate agency service for selling. Compared to every other letting agent I have experienced (at least as a tenant myself) their service was top notch; normally very proactive, fast to respond, and professional. As estate agents, they were excellent (thanks Rachel!). The photography and presentation of the flat was done very well, leading to a fast and pain-free sale. The world of letting agencies is one I have generally not had positive experiences with - so Umega really do stand out as a very professional and competent company. If you are looking to rent, rent-out, or sell a property in Edinburgh, I highly recommend Umega.

I recently used Umega to sell my flat. I had a great experience with them from start to finish and would highly recommend using them for all property sales and letting. I had originally intended to rent my property and had a very positive experience with Rowan who understood my needs and talked me through all my options very clearly and helped me with all the admin. I pivoted to selling and was handed over to Nikole who was my negotiator. With the market being tricky recently, Nikole came up with an effective strategy that enabled me to get a price i was happy with. The communication was first class throughout and both were great to deal with. Couldn’t ask for more!

As a landlord using the Let Only service, I was very impressed by the service received. The tenant had been in place for a few years so there were a lot of small jobs and a deep clean required. Rachel was a massive help throughout the entire process going above expectations with support. Communication was swift and always clear. I’ll certainly be using Umega again the next time one of my properties is vacated.

As far as letting agencies go, we cannot fault Umega. They have been very reasonable with any requests that we have made, including allowing us to install a cat flap and a dishwasher. They have kept all safety standards, including PAT testing, carbon monoxide alarm, smoke alarms and Gas safety certificate. They even replaced a broken window for us during our tenancy. We were very happy when Libby told us that we would be getting our full deposit back, despite some wear and tear to the property. We would definitely rent with Umega again in the future.

I have just started with Umega as a landlord and have found them great to deal with. Nicole has been fantastic throughout and her communication and professionalism has been excellent. Nothing is too much trouble and I admire her positivity in getting everything done to a high standard. Looking forward to allowing them to manage my property.

Catherine at Umega has been wonderful to communicate with as I search for my new home. Responses to my queries have been answered in a timely, informative, polite and friendly manner. Honourable mention to Catherine's colleague Jason for helping over the phone one time also.
