Not a great experience. Over ambitious on our sale price at outset which led to months of no offers
Estate agents have a rep that's on a par with Phillip Schofield's, and this outfit did little to redress. Wrong timings, lack of communication and frustrating opening hours (no viewings possible on coronation day...) Appreciate it's a tough market at present but there were a few own goals along the way.
Brimelow really impressed us at the beginning. Initially, they gave us a highly impressive customer experience and an ambitious valuation supported by lots of evidence of local success. Eddie the owner visited the house for the video and photography. They even offer an umbrella and ask you what you like to drink (perhaps for a completion tipple?). Before We continue. We are currently living with a pandemic and the property market has been unpredictable. We imagine there were some ‘teething issues’ establishing a working from home system. JP Brimelow did enable us to sell our house and we have moved to a dream home. Danny from JP Brimelow did work hard to get us a result . If we sell again, we would want a more personable approach with a smaller agency. We did not feel JP Brimelow put much effort into selling our property other than a pretty awesome video. They seemed to rely on the house selling itself at a premium price. This tactic frankly didn’t work and as sellers, we had to drive them to make decisions. Their advice was often very conflicting and when we eventually decided to reduce the price the strategy they advised did not work. Some of the viewing feedback was disappointing as there were questions from potentially interested viewers, that could have been easily answered if the agents had put any time or effort into learning about the property, which resulted in fewer interested parties. There were several appointments cancelled which we were never informed about- which was frustrating after spending time cleaning the property and leaving the house for the day. The phone line was extremely hard to get through on, no doubt resulting in missed opportunities. At one point we complained to Eddie personally, who did take it seriously but this was too late and didn’t help us get anywhere near their original valuation or buy back any of the time required to capitalise on the strategy they had enacted. We were not particularly impressed either with sales progression, the phone was never answered (emails were however answered fairly quickly) and the vast majority of progression happened through us talking to the buyers directly and our respective solicitors. Maybe JP Brimelow were extremely busy at the time we were selling because of the pandemic? That is totally excusable. But being experts in the local property market and getting our sale so wrong is a little harder to understand. JP Brimelow failed to enact their strategy and deliver on their promises and we completed the process feeling that we were quite far down the priority list (even though our sale was a very reasonable commission). We didn't even get the umbrella and tipple, if a tipple was ever on the cards? (If it wasn't - it's a very strange question to have on the paperwork...).
Our work together started well but not after long we discovered the lack of professionalism of the team. I won’t delve into specifics, as it would only waste more time—just like my entire experience with them. Proceed with caution. Response to the Response from owner: Hi Eddie, At the time, I urged you to take interest in my case and ensure that your colleagues are taking all the right actions. You didn't express much interest, and you pointed me back to the person that was partly the cause of my concerns. Just so that it's clear in this review. I wasn't too focused on the end result, my ask was just to present my case in the best possible way. I believe you & your team failed to do so. Also, according to my solicitors there might have been an ill intent, and unnecessary complication of the process on your end. However, we can never be sure if that was the case and what your teams incentive might have been. Still, thank you for stopping by and dropping a reply. P.S. just I couldn't resist to waste some more time.
I wouldn't recommend JP Brimlow in Chorlton. I found them to be unprofessional and for a paid service - I have genuinely never had such a poor experience with an estate agent. We were strongly advised to go with a buyer's offer, because her finances were incredibly secure. A completion date was agreed, however the buyer didn't have a mortgage in place. The sale was agreed in February and after delays and then the completion date falling through we moved at the end of August. During this time we had limited communication, we had to continuously chase for updates. We received more information from our vendor’s sale team. We were forwarded our buyers emails, instead of any professional reassurance - our buyer was clearly very stressed, we could have been shielded from this, as we also felt stressed. We complained twice - the first time Danny replied telling us to back off, a rude and unprofessional response in the circumstances. A second email to Danny and Eddie was ignored - which just said it all at the time. They have a complaints procedure which the management doesn't follow. We were moving out of Manchester with a school age child - to not have a sense of this sale being urgently pushed through (we didn't) caused lots of problems. At one point our sellers were advised to pull out due to the delay and lack of clarity, but even their estate agent couldn't get through to anyone and she was stonewalled. I'm surprised by this, looking at all the good reviews and I think this is a huge shame. I get the feeling things are going well in the sale of your home - these guys are great to work with and will highly complement themselves on this. You can feel the defensiveness or the sheer lack of response when you call out unprofessionalism. You are not faced with a customer first approach if you are trying to complain. Some of what happened with the sale couldn't have been prevented - buying a house in this country is difficult. Although I'm not sure how a completion date can be agreed with all parties without all the proper financial checks. But for an agency that claims to be enthusiastic, who the experts and who put the customer first, I didn't experience this, maybe if I was selling a more expensive house, I would have received the top tier service. I regret choosing them - please look at other agents when selling your house.
I have genuinely never had such a poor experience with an estate agent. We put an offer in that was accepted in October 2023 and it’s now March 2024 and nothing has progressed. Furthermore, my contact as this agency is not answering nor returning my calls or emails. Excuses are made every time I call and someone else answers. I have been patient, I have sent a number of polite emails and my solicitor has even tried to push for responses - but nothing but ignorance. Unfortunately for them, I have other options. I wish we were all in a position to lose out on commission for a £750k cash sale.
Had a really strange interaction with someone called Ryan in the chorlton branch a few months back. We let him know that we lived in London and told him that we'd be getting the train up for viewings (just in casual conversation) and he said that wasn't his problem and he would advise sellers not to sell to us because we're not local 😂😭
