I have rented from RKLucas for 4.5 years. Initially, they were great. However, in recent years there have been many changes in staff and there has been a massive decline. I have been awaiting repairs to my house since Nov 2023 and have 2 rent increases while waiting. Works that were completed were done to a poor standard (shower needed replacing, builder cut the whole in the wrong place in the panel and glued a glass star mirror with a boarder which is falling apart due to the water and I have loose glass hanging in my shower which again has been reported numerous times and still hasn’t been documented on my property file). Most recently my key snapped in the door while the lock was out so the mechanism had to be removed to push the door closed making the door unable to close or lock. Imagine having to pay good money to have to use your chair to hold your door closed. I have now been unable to secure my property or even close my door properly for a month and can’t get a reply from anyone regarding any of the works. I have even emailed the 3 directors with no acknowledgement. Happy to take my money but not happy to give any help in resolving. When I do call I get spoken to like a naughty child as though I’m an inconvenience to them despite me being a good tenant paying my rent and looking after my property. Shambolic. Absolutely avoid.

Terrible letting agents, we rented a property through these for 3 and a half years, nothing we reported as broken got fixed properly there was so much miss communication between us and them and them and the landlord, there was things we reported so many times that they would tell us we hadn’t ever reported because they would never note it down on file, when we moved out we left the house in better condition then we received the house yet it took us 4 months to get our deposit back because they are straight up useless!! Don’t rent through these

Rosy was very pushy when we expressed interest in the property, kept telling us to do everything asap asap asap. The property had an absolute nightmare neighbour who made it hell for us to live next door to, he always threatened us about telling the landlord to kick us out. We never knew what a nightmare neighbour was until we rented with Kings. They were very unsupportive throughout the tenancy. Brodie is particularly rude and patronising.

We had a viewing on Saturday with Davis and Lund , turned up 10 minutes early we waited at least 25 minutes the estate agent did not turn up . I rang them only to be fobbed off with some untruths saying they were in the property the blinds …

Very poor experience dealing with this agency. I contacted them with a polite and professional enquiry about a vacant commercial unit. The reply from Jan Merriott was blunt — simply stating the property was under offer, with no greeting or proper engagement. I followed up to express that I’d still be interested if the current deal fell through, and his second reply was sarcastic and dismissive: “OK, I’ll let you know if it falls through.” Maybe he was having a bad day, but that doesn’t excuse treating potential customers with such an arrogant and unprofessional attitude. That kind of reply really killed my mood — it left me feeling dismissed and disrespected for no reason. I expected much better from someone working in commercial real estate. Based on this experience, I wouldn’t recommend dealing with this agency at all.

Disgusting service from everywhere. Shameless…. Threatening tenants, never seen an agent like JLL Stratford.

Not that great. I moved out over a month ago, no damage to the property, no unpaid bills, and I have had to file a claim with The Deposit Scheme to get my deposit back. They also overcharged me on rent one month, sending a bunch of emails saying I was late on payments, when they were actually overcharging me - in the end I just paid to get them out of my hair. Initially they were great - in the end, it sucked and I still don't have my deposit back.

I had a really bad experience trying to book a viewing for a property in sugar house island.

They don’t respond to queries for ads on listing websites, don’t pick up the phone. Disappointed. Maybe it’s a good idea to not post ads you have no intention of replying to?

Had to chase for 3 days to arrange a viewing on a property for sale ,always getting promised a call back after still receiving no update on the 4th day I have now given up and will not be chasing again . Shame someone may now lose out on a sale of there property .
