Extremely Unfair – Took Full Deposit Without Justification My experience with Marks Group has been extremely disappointing, and I feel it’s important to warn other tenants. I paid a £1,096 deposit along with an additional £500 deposit specifically for the furniture. The property came fully furnished, but the furniture, mattresses, and curtains were clearly used and worn from the beginning. Despite this, at the end of the tenancy, they charged me the full amount for brand new furniture as if I had damaged or replaced it, which is completely false. They deducted the entire £1,596 without any proper explanation. When I called them for clarification, they had no valid reasons and failed to provide evidence or a breakdown of the charges. Even worse, they have ignored communication from the Deposit Protection Service (DPS), delaying the dispute process and showing complete disregard for fair tenancy practices. I have now had to open a formal dispute with DPS, but their lack of cooperation is making it difficult and time-consuming. In my opinion, Marks Group is not transparent, not responsive, and not tenant-friendly. If you’re renting through them, be extremely careful—document everything, take photos, and prepare for possible deposit issues. Based on my experience, I would never recommend them to any tenant.
