Unfortunately, our experience with this agency has been quite frustrating. We had two viewings scheduled, both of which were cancelled just a few hours before the appointment. The first was cancelled because the property had been "reserved" before we even had a chance to view it, which felt quite unfair. The second was due to the current tenants not seeing an email—something that may be outside the agency's full control, but still reflects a lack of coordination. We had made it clear that we're in a time-sensitive situation, needing to find a new home by the end of next month as our landlord is selling our current property. Unfortunately, that urgency didn’t seem to be taken into account. I took time off work to attend both viewings, so having them cancelled at short notice was more than just inconvenient—it caused unnecessary disruption and stress. This was our first experience with the agency, and unfortunately, it hasn’t left a positive impression. We hope this isn’t reflective of how they usually operate, and that steps are taken to improve reliability and communication moving forward. EDIT: Following my original review, I received an email response from the agency that I’ve attached as a screenshot so others can see how the situation was handled. Rather than offering an apology or any real support, the response felt defensive and dismissive. It focused on justifying the cancellations and concluded by telling us they had archived our application and would no longer assist us. I fully understand that some issues—like a tenant not allowing access—may be outside of the agency’s control. However, both cancellations happened just hours before the scheduled viewings, and I had taken time off work for both. We had also made it clear we are in urgent need of a new property due to our landlord selling, but that urgency didn’t seem to be taken seriously. It would have been far more professional and appreciated if the agency had simply acknowledged our frustration, apologised, and offered to help us going forward—instead of arguing back and cutting ties. I stand by my review and hope they take this feedback as an opportunity to improve how they deal with prospective tenants in future.

I was renting a house for 3 years from Martin &Co I was so disappointed when got keys and found all walls were dirty never refreshed for new tenants, hall carpets had holes in them there were just cover with door mat. All repairs done very poorly never checked by them. We have maintained garden and looked after whole house even had to ask permission to paint walls ourselves had to spend our moneys on paint, we had some mould problems on the last year gutters never cleaned since we moved after strong winds part of gutter pipe fell off and this never been fixed for nearly 6months and once again they tried to blame us for literally breathing. We moved out while ago left everything spotless cleaned all old carpets tried bushes, grass cut etc handled keys back in on the beginning of October been told deposit will be back with us within 2 weeks and here we are still waiting for our moneys back. They are ignoring our emails and trying to charge us ridiculous £300 of our deposit for damages to grass 3x3m that won't even cost £30 we have offer to fix it too but still no response Absolutely shocking service for tenants I really hope landlords are happy because in my opinion their service isn't worth it those houses getting ruined by not looking after properly Our previous house not even rented anymore as is so many problems after years of neglecting One star is too much too

My interactions with them were nothing short of a nightmare, and I strongly urge everyone to steer clear of their services. From the very beginning, their customer service was appalling, showing a complete lack of professionalism and disregard for my concerns. Not only did they fail to provide any helpful assistance, but their attitude towards me bordered on outright hostility. But that's not the worst of it. I was shocked and appalled to discover blatant instances of racism during our dealings. It's unacceptable in this day and age to experience such discriminatory treatment from a company that should be held to higher standards. Adding insult to injury, the letting agent constantly misled me with false promises and lies about the property I was interested in. It was painfully evident that they cared more about their own agenda than the well-being and satisfaction of their clients. As a result of their dishonesty and incompetence, I suffered significant harm, both emotionally and financially. This experience has left me deeply scarred and wary of any future dealings with letting agents. In summary, this letting agent has proven themselves to be untrustworthy, discriminatory, and harmful to their customers. Save yourself from this terrible ordeal and avoid them like the plague. Seek out reputable and reliable alternatives instead. Spread the word to protect others from enduring the same traumatic experience.
Absolutely terrible agency. After two years of being in the property they still haven't fixed issues identified at the initial walk around. When they do fix something it's done on the cheap and usually needs fixing again. Also, they downplay any mould issues you find too, so they don't care about your safe being neither. Worst letting agency I've ever had the displeasure of dealing with.
If you are thinking about letting with Martin and Co I wouldn't bother with the stress, managing horrible landlords who refuse to do repairs for months on end, leave you sitting in properties that aren't wind and water tight aswell as mould covering the walls. Then when it comes to leaving, they dispute deposit and falsify what the require the deposit money for such as replacing wardrobe doors which were never replaced or carpet cleaning floors that are no longer in the property! What should have been an enjoyable first home has been nothing but a stressful horrible time!
Never done one of these reviews before but our experience was so shocking over the last 16 months. Spent over a year in one of Martin & co property. During this time we had requested some replacements for the kitchen as a plumber suggested our washing machine would break - it did and was brand new due to nothing being done. The house when we moved in was disgusting, we spent 3 days cleaning the kitchen, a full day cleaning 2 bathrooms, the painting of walls were streaky and horrible, even an onspector agreed the place shouldn't have been rented. Constantly had people appearing at the house without any notice to do "works". Two times I was breast-feeding sitting under a window and 2 men showed up in the back garden staring to do work. Yet this continued to happen after complaints. Due to being high risk with covid we told the owner Antionette to call when someone would be round. We had no calls at all and someone showed up and got grumpy and moody when my husband said we needed notice. When I called back she was nothing but rude until I said I would need to be out the house. I then heard her say on the phone "shes high risk so she has a reason" as if thats necessary on top of our contract of needing notice. Laurie was just as bad. So rude on the phone, would fob off all my inquiries. For a company set in Bathgate they really are up themselves. When we left the property again the owner sent a rude attitude email. Absolutely unprofessional company from start to finish.
