Easy to get some overall performance figures. from several agents in the area so helped to make an informed choice but was surprised to hear Getagent charge the estate agent 0.25% for that.

This is the second time I have dealt with this company. I have followed the advise they gave me previously and this time saying they can't accept it. Seems they are biased in favour of the tenant. The office team are great but seem to have there hands tied. There so called professional people who deal with the cases and make the decisions seem to be overworked and not looking at the details provided which only so a biased response. There is no point providing a nice property to a tenant anymore as they don't seem to look after it! The property was fully referb before the tenant moved in and caused over 4k damages. Flatfair believe that's wear and tear and only claim they can provide 1k towards it. Why should the next tenant have to live in a run down property cos tenants don't look after it. Stay away landlords

My experience came in 2 halves. Were really helpful selling my property, but once I got into my chain, they became effectively useless. I had a move manager who barely kept in contact wih me. When she did, it was to tell me something that my solicitor or the Reeds Rains (who I purchased through) had told me hours and hours earlier. I asked my move manager 1 question and she never got back to me. They were paid over 2k, the biggest expense of the move, and I genuinely have no idea what I paid this money for. I hope not to move again in the future but of I do, I wont be selling with Mannings. Reeds Rains would be my first choice, as they did so much for me and they weren't even my agent

**AVOID** Slippery individuals, their business strapline “we use property sales data to help the best local estate agents stand out from the crowd” is totally inaccurate, Zain Akhtar Business Development Manager who isn’t completely sure what day of the week it is confirmed they scrape the data form the usual portals Rightmove etc and use only this to rank the agent publicly, I placed a further question to him that if I didn’t use such portals for all of the properties I market for sale the data would be inaccurate, he denied this and continued to reiterate that he also scraped the data form Land Registry, again as land Registry data isn’t available for many months after a sale has completed how are they able to publish accurate live and current data… We were duped into signing a contract with the firm as Zain Akhtar had an amazing lead for us and all we had to do was sign this contract…. Yes, I was naive nothing became of this, not even a sniff of a lead! Another occasion we were called out to a market appraisal and were informed by the owner that we didn’t rank high enough on their site, the owner also called GetAget direct to confirm our position and was informed by someone on reception that we were not a leading agent and not ranked in the top 6 yet Zain Akhtar confirmed we actually ranked 4 in our market place! I’ve requested to be removed and have no association with this company but they have declined. The information they provide to represent your company to members of public is false, misleading and inaccurate AVOID AVOID AVOID!

I took out flatfair. The tenants disconnected the bathroom fan dryed clothes indoors . Photograghic evidence and emails to the tenant were done, so everything is time stamped. The tenants left horrendous mould Clearly if tennants disconnect a bathroom fan then a reasonable man would expect mould and ask "Why did you disconnect bathroom fan ? But flatfair cannot see the connection. They choose the route which means they do not have to pay. Graffeti on walls broken shower £3000 to rectify flatfait gave me cost of 1 tin of paint. FLATFAIR REFUSED TO PAY. THIS SCHEME IS A CON TO GET POOR QUALITY TENANTS WHO CANNOT AFFORD A DEPOSIT INTO YOUR PROPERTY. Do not let estate agents pull the wool over your eyes, getting a payout for damage even when you supply emails with photographs during the tenancy and good quality evidence is disregarded by flatfair and you have no route for a fair appeal.IT is designed so they do not pay landlords because it costs them money. As a landlord YOU WILL LOSE MONEY LOOK AT OTHER INSURANCE! Look at other 1 star reviews previous to mine they all tell the same story regarding damage. I AM NOT ALONE, THERE ARE MANY SIMILAR STORIES FROM LANDLORDS! (Listen to the warning signs) Its heart breaking to receive a property in this condition. When I formally gave tenants notice to leave. The tenants had responded by saying they wanted to stay as they could not find anything better by email to the agent. I myself had lived in the property. YOU HAVE BEEN WARNED IF YOUR A LANDLORD AVOID (Only agents give good reviews)

Hi Sukhvinder, Thank you for your review. I want to start by being clear that we support landlords and take property damage claims seriously. Though we are not an insurance provider, we have helped thousands of landlords and paid out millions through our service, and where tenants are responsible, we work to ensure landlords recover what the evidence supports. In this case, the charges were not rejected by flatfair. They were considered through an independent adjudication process, which is the same kind of evidence-based approach that would apply in a traditional cash deposit dispute. Even with a cash deposit, deductions still need to be supported by check-in/check-out evidence and documentation showing tenant liability. Here, the adjudicator did make an award where the evidence supported it, including a contribution toward redecoration/mould treatment and cleaning. However, the larger charges were not awarded in full because the evidence did not clearly support full or in some cases, even partial tenant liability. For the mould and redecoration claim, the adjudicator accepted that there had been deterioration during the tenancy, but also noted that much of the decoration was already recorded as being in poor condition at check-in. They also found there was no specialist evidence clearly showing that the mould could be attributed solely to the tenants, rather than other structural factors. A contribution was still awarded, but not the full redecoration cost. For the large claim related to the kitchen units, no award was made because the check-in report had already recorded them as being in poor condition, and the evidence did not show deterioration beyond that starting point (The tenants also supplied evidence that they had raised the condition of the kitchen units at the start and during the tenancy). For the shower claim, no award was made because the check-out evidence did not show that the shower unit was damaged or non-functional at the end of the tenancy. After your initial challenge, the case was reviewed again by a second adjudicator, who reached the same outcome and found no error in the original decision. We appreciate this was not the outcome you had hoped for, and we understand why you are disappointed, however flatfair's service is fundamentally based on being fair to all parties involved and that means ensuring that tenants are only held responsible for charges supported by evidence.
