Really disappointing experience. Communication when making an offer on a property was poor. Updates were slow, unclear and I constantly had to chase for information. What annoyed me most was the push to use their recommended conveyancer. It felt commission driven rather than genuine help and seemed to matter more to them than actually progressing the offer or keeping me in the loop. I’ve since bought elsewhere and had a much better experience. Buying a place is stressful enough without this kind of hassle. Wouldn’t recommend.

Dear RP123, thank you for taking the time to review our service. Naturally I’m disappointed to hear that you felt our communication fell below the expected standard and can only apologise if that was the case. Regarding our recommended conveyancing solicitors, we believe they offer the best service, minimising the risk to the clients with the close working relationship that we share with them and, the ‘no sale, no fee’ option they offer to everyone. All clients are free to use their own choice of conveyancing solicitor should they wish. As we are unable to find your details on our system, I would be grateful if you could reach out to me on 01457 870 650 or by email at alex.fitton@ryderdutton.co.uk and I will be happy to discuss this with you further. Best wishes Alex Fitton (Branch Manager)

After 8 years renting and having to move every two years for one reason or other and also renting our own flat I would say I have had plenty of experience of various letting agents around London. I have also worked handling letting complaints with the Property Ombudsman. My personal experience of the letting agencies is mediocre to awful, none have excelled in service to either us as tenants or landlords. Winkworth, Weybridge though, really take the wooden spoon through poor service, paying lip service to their duty of care, out right deceit and being full of empty promises. Back in September 2023 I viewed a two bedroom ground floor flat in Oatlands, Weybridge. I told Kim Karpeta the viewing agent that we were forced out of our last flat due to being served a Section 21 notice and we were looking for a flat for immediate occupancy as my wife and I had been forced to live separately. The flat we viewed was advertised as immediate occupancy. I viewed the flat and in general it ticked all the boxes, although I had a number of reservations in particular a strong musty smell. I raised these issues with Kim. We were then told that an offer was already on the flat. This forced us to put in an offer at the asking rent as there were no other flats available at that time, which was accepted. We paid the holding deposit and sent our details through for checking. Although the flat was supposed to be for immediate occupancy we were delayed from moving in as Winkworth sorted out paperwork. When we eventually moved in, we almost walked straight out. This is the list of issues with the flat and were not picked up or communicated with us after the checking in was done (we were unable to attend this due to work): 1: Although we received the gas safety certificate before we moved in there was a strong smell of gas in the kitchen. This was identified as a bad connection to the gas hob. 2: The musty smell was caused by blocked sink pipes in the kitchen. The pipework was inadequate and bust when hot water was poured down the sink scalding the engineer. 3: Evidence of rodent activity in the flat. Mouse droppings found in kitchen under the sink and in shower room cupboard. 4: No electrical certificate provided before we moved in. I found out several days after moving in that the main electrical board had to be changed and also the wiring to the garage. 5. Over half the lights did not work, several sockets were malfunctioning together with the extractor fan in the main bathroom. 6. One of the built in cupboards in the reception area was heavily damaged and just covered by a pull cloth. This was not as advertised. 7. Although the flat has a workable alarm system and gas fire these were both disconnected and we were told were not available for our sue during the rent. I raised these matters when I first viewed the property and should have been told then that they would not be available. Items 1 to 6 took a number of weeks to be fixed with several days taken off work so tradesman could attend the flat. We also could not use the kitchen for several days so had to eat out. This obviously was very stressful to us with added expense. Although we received a £500 reduction from the landlady for our first months rent. No apology was received from Winkworth.

Dear Adrian Taylor, We’re genuinely sorry to read that you were unhappy with your experience and that your tenancy did not meet your expectations. We always aim to ensure our properties are handed over in good condition and that any maintenance issues are dealt with promptly and transparently. Having reviewed your comments, we can see that several of the matters you raised were resolved by the landlord and qualified contractors shortly after you moved in, and a rent reduction was arranged in recognition of the inconvenience caused. While the property management process can sometimes involve multiple parties — including landlords, contractors, and safety certification providers — we absolutely take on board your feedback about communication and timing. We’re sorry this situation left you feeling disappointed, as it’s far from the standard of service we strive to deliver. Our Director will be in contact with you to address this personally. Kind regards, The Team at Winkworth Weybridge

Thank you for your review. I understand that you have spoken to a colleague and that this relates to you not receiving your post after you vacated your property. If you did not setup a postal redirection with Royal Mail when you ended your tenancy we cannot be responsible for ensuring that you receive all post after you have moved out.

Arranged a an evaluation, then it was shortly cancelled and changed. An alternative date booked , we made space in the property getting ready for the evaluation, took a day of work , and just u set an hour before the appointment time , they called to cancel. I called up and was told the representative Helen, had called in sick, after explaining a day of work was booked Nicola took a moment to discuss, then came back and changed the story because now Helen was actually in the office with no voice, very poorly . And no back up or alternative could be made. Seems they are not very resourceful and may be lacking in staff . No alternative appointment was offered and no attempt to source an alternative evaluation. Personally this experience is not good

Dear Ms. Claxton, Thank you for taking time to leave a review. Whilst I understand your frustration that we have had to cancel the appointment, with one valuer on annual leave and the second valuer who was scheduled to visit you feeling unwell, we did have to call several appointments to re-arrange, as is standard procedure in this circumstance. As you were the first appointment of the day, we did contact you as soon as we opened for business to advise and left a voicemail requesting a call back, as well and sending an email to explain the situation. On your return call, my colleague Nicole did explain that we needed to re-schedule the appointment, however before she was able to offer an alternative you advised that you were going to list with another agent. As I was due back from annual leave before the end of the week and we anticipated Helen would be feeling better by that time, we did have appointments available before the weekend. In regard to sourcing an alternative valuer from a different office, this is not possible due to the diaries being booked up in advance, and the individuals specialising in their local area. I would like to apologise again for the inconvenience caused, however the health and wellbeing of our staff and the clients we visit will always be our main priority and we will continue to follow the procedures we have set out to ensure this remains the case. May we wish you all the best with your sale and onward move. Kind regards - Alex Fitton - Branch Manager - Uppermill

We had nothing but issues with Winkworth. They are disorganised and untrustworthy. I would strongly suggest finding a different estate agent.

Poor communication and professionalism. We enquired about a property and were told that a soft credit check would take 2-4 days. We received no information. We rang back after 9 days of waiting to be told that it was let agreed last week and we were told nothing. Moreover, the person on the phone cut the call short before I had finished speaking.

Do Not Try To Buy Any house With These Agents, we were purchasing a house in Weybridge through them (Holly cottage,Oatlands , after accepting our offer and agreeing the sale , our solicitor was processing everything , when without any notification to ours selves , They went ahead and put the property back on the market at 25,000 £ higher and then lied to us , that we had not even offered on it?!? Pure greed & dishonesty and I have never seen such an unprofessional agency do not use them !
