As business people we were tempted to look at properties with Ellis & Co but we are not going to bother now due to them killing innocent beings!

I was a tenant for one year with Ellis and Co and I was quite unhappy with the level of service I received from them. First of all, they charged me a holding deposit of £360 pounds that they never returned to me. I am very happy the Tenant Fees Act is now in place to avoid such extortionate fees. The flat had multiple issues, but Ellis and Co was very slow to address them, and about half of these issues were still unresolved when I left one year later. When I asked them whether this is a managed tenancy, they said it wasn't, although clearly they were collecting the rent and organising the repairs. They clearly didn't want to take responsibility for anything. When it was time for me to leave, they were arranging visits for potential tenants without informing us in advance. They would sometimes turn up in the middle of the day or in the evening with a batch of two or three potential tenants, leaving me very little time to change and do a bit of tidying up and cleaning. The staff is friendly, but this just masks carelessness and lack of professionalism. I definitely not recommend them, and if you are a tenant you might want to search for a different letting agent. You have been warned. EDIT 15 Oct 2019 following response by the owner 1. The letting agency collected the rent, organised repairs and otherwise managed the tenancy. I never had any contact with the landlord whatsoever. Maybe the letting agent doesn't call that a managed tenancy, but for all intent and purpose it was. It looks like the letting agency just doesn't want to take responsibility. 2. Regarding visits after I gave my notice, here is what happened in detail. For the first batch of visits, I have indeed been notified in due time. For the second batch, there has been a misunderstanding over the date (maybe from my side, maybe from the "negotiator" side, who knows). After that, there had been three other visit batches for which I received no notice whatsoever. The "negotiator" would just turn up unannounced with some people, mumbling some vague apologies that "the office should have notified me". 3. The £360 charge has been referred to as "reservation deposit", I still have the email from Ellis & Co dated 28 July 2018 where this is mentioned. So there is no misunderstanding from my part. I note that the response doesn't address the issue of repairs and maintenance, as indeed when I left the following were still pending: - Mould in around the bath tub lining (this had been partially fixed by a contractor at the beginning of the tenancy, but he did a very poor job and the mould obviously came back) - Extractor fan not working for the bathroom and kitchen, which have been notified one year before and reminded many times in the interim (this would probably explain the mould in the bathroom) - Three out of four light bulbs not working in the bathroom (these were custom light bulbs that I couldn't replace on my own) - The safety switch for the dishwasher is jammed and has never been replaced despite my notification; since those switches are now mandated from a health and safety point of view, this switch is clearly not doing its job.

Dear Fabrice thanks for your message. As previously advised to you on several occasions by our office your landlord has a rent collection service with ourselves. This in simple terms means though we collect the rent the landlord is responsible for all maintenance issues. This is indicated in the tenancy contract you signed and verbally explained to you several times. As far as appointments are concerned all were made in dialogue with yourself so am surprised at your comments. The negotiators have further added that you mis-understood the dates of the appointments hence your surprise at people turning up unannounced. The £360 charge was the administration charge which all tenants use to pay and was clearly explained to you but once again you Mis-understood. So in short the issues have all arisen because you have mis-understood things rather then short falls in our service. Wishing you all the best Ellis & Co Wembley

If I can give less than 1 star, it is a completely joke, Ravi showed me pictures on his computer and then he send me to a completely different location house that does not match my criteria. FOXTONS are really much way better. I think Ellis’ staff needs some trainings to turn professionals like Foxtons.

Wouldn't let Ellis & Co manage my property. I can only agree with what Mr Williams has stated, I am a resident of this particular road and have been for more than 10 years, everyone knows each other by a first name basis and we had a great great community bond, however due to the tenants that Ellis and co have put into this particular property this has shattered the community atmosphere. I am sure Ellis and Co are aware of the residential frustration caused by these tenets and have not once shown up to apologized or to resolve things for us. There is a petition that will be released to show our frustration towards yourself. I understand people would want to have a party on the weekends, special occasions etc but everyday is ridiculous. Spilling out onto the main road, sitting on peoples front gardens, shouting loudly all night (10pm-6am) heavily intoxicated, trashing the road. Recently a neighbor's car was damaged due to the tenets that Ellis and co have inserted into the property, These tenets have been a nightmare to live around, Honestly Ellis and co should vet there tenets and also look at the area they are insetting these tenets. I don't think this is the case and honestly Ellis and Co should think about residents that had to live with these nightmare of tenets. I don't normally leave a review on local businesses however I have taken my time out to leave a honest review of my experience and need the local residents of wembley to be aware of such a shady business that is operating.

Dear Ms. Patel, as explained to Mr. Williams, we have been actively trying to get these tenants out but as you are not aware the process is a long one. this country does not allow an agent/landlord just to kick people out. If you wish to raise a petition i suggest you raise one against the government who allow this sort of thing to happen. They make the laws and it's people like you and me that have to live by them! However the good news is the abusive tenant is out and we are in the process of getting the property rectified and getting your community back to the way it was! We are obviously regretful what tenants behaved like and are apologetic that they have caused disruption in the community which was never our intention. However we rent to this organisation on more than one property and in the 5 years we have been dealing with them this is the first time we have had an issue. Saying that it does not make it right. SHAME ON YOU ELLIS AND CO The worst estate agent I have even been in contact with, if you do decide to let your property out to them consider going to a psychiatric hospital. I have called Ellis and co on multiple occasions in regards to a property they have let on the residential road that I currently live on. A man called 'Catalan' refuses to speak to anyone on them phone, brushes off concerns and outright lies about call backs. I asked the question 'Did you ever inspect the property concerned' Hes Reply 'No not in a while' Clearly not. The state of the property is shameful there has been multiple attacks on this property that Ellis & Co have been 'managing' As shown in the picture the top center window has been smashed, this was caused by a brick being thrown at it early hours of the morning. the rear patio door of the property has been smashed and also the interior of the property is infested with rodents and vermin. BUT Ellis & Co are managing the property! The occupants of this property have caused massive drama on this quiet residential road for over 14 months, if was like living outside a nightclub. BUT Ellis & Co have a contract they cannot break, Really? You cannot break a contract of Cayenne agreement? There are clauses in agreements and contracts that the agent can terminate if they would like, but I believe that Ellis and co don't care at all as they see ££ in there bank account due to the rent they charge to these companies that they rent the houses to, When there are over 30 police visits to a property, damaged windows, front doors, rear doors doesn't this mean that someone should intervene and speak to the tenants? As I am a portfolio landlord I am aware of companies who offer a higher than market rate due to the type of people that will be housed, however Ellis and co have admitted not inspecting the property, no regular visits and this is the outcome. A property which requires a full refurbishment, weeks of repair, neglect from the agents, and the cost will be sent to the landlord. Shame on you Ellis & Co

Dear Mr. Williams, Thank you for your message. Unfortunately you are not aware of the full facts about the said property and I am not in a position to tell you. However the fact is, the abusive tenant has been evicted and we are in process of getting the property fully refurbished, at no cost to the owners. Being an experienced landlord yourself you must be aware that you cannot just tear up a contract and kick people out. In this country we have due process to go through which takes time. Surprised you don't know that! Anyway, I hope you now well informed and suggest that before you write such derogatory things about us you know your facts! Which in this occasion you clearly do not!
