If I could leave no stars I would. As a landlord Belvoir put in an obviously totally unsuitable and unreferenced tenant completely incapable of looking after herself let alone my property. The property and furniture were trashed. Belvoir denied all responsibility and abandoned the property making no effort to pursue the tenant or guarantor. The franchise owner Mr Pemberton, displayed sarcasm, arrogance and complacency in responding to my compliant. If you try to complain to the franchise head office you receive the same arrogance and dis-interest. They say the franchise is nothing to with them - its owner managed. Yet, they allow them to display the Belvoir awards as though they are their own. An utter lack of integrity and is deceitful. Pemberton denied me the opportunity of making a formal complaint - breaching the TPO guidelines. I have been renting property for 30 years and this is the worst agent I have ever had the mis-fortune of coming across. Totally incompetent from start to finish.
Used these a while back and as soon as they have your money they don't care! Worst letting agents in Warrington hands down. An Gary Pemberton is the biggest clown there I would avoid at all costs
please please do not rent from these guys as soon as you leave the apartment they start charging you for stuff that they refused to repair! They taken money from a deposit that we borrowed from family and now left us short and in debt paying this back. Please evidence everything if you rent from these like we have. As renters we have no option but to take these to court just be careful who you rent from. The reviews you see are staff and their landlords including the one we rented from.

They put in a totally unsuitable tenant with a guarantor of no financial substance and I'm now left with an estimate of £11k to put the property right. Belvoir say 'they didn't live in the property' and therefore not liable for the ongoing neglect. It has been a shocking experience as a landlord and certainly not a turnaround experience into being one due to their total mismanagement. I note they use the Belvoir awards to their advantage but the Belvoir central office claim Warrington are an independent office and are nothing to do with them.

I would rate them as a minus if I could. As a tenant we have been constantly fobbed off and lied to. I have rented a house out for 8 years now through them and if I was the landlord I would be demanding my money back. They follow though on nothing and unless you go nuts at them they do nothing. As a landlord myself as well I would not use them if they were the last estate agent on the planet
As a landlord I'm upset that repairs I have authorised to my property have not been carried out but they never get back to me to tell me what the problem is unless I contact them first. Very poor communication.
Unfortunately, this is the worst service I've received from a letting agency. The rest of the team were actually really helpful and pleasant and apologetic, but the manager, Jeanette was rude and unhelpful. I was basically told that she had another appointment and I needed to decide if I wanted to rent the place - please note that she had arrived for my appointment later than I did. The house rented to me was falsely advertised - on the day of moving in, the house was in an absolute mess with a broken decking etc. But apparently according to Jeanette, other tenants would've been happy with the place - yes a broken deck, broken wardrobe, broken door handles, I'm sure there will be tenants who would be dying to move into such a well maintained place. Customer satisfaction is clearly not your priority.
