We accepted an offer on our home in February 2021 after being on the market since late 2020 with Manning Stainton, Wetherby. Our agent was Angela however we did also deal with James and Ann occasionally. Overall the process was positive, with some typical bumps in the road along the way (selling your home is not a fun process, Joe Public are not easy to deal with!). Angela was great at listening to us as sellers and turning those bumps (I don't want to say negatives!) into learnings. For example, we asked her for a more thorough "vetting" process before allowing potential buyers through the door. We were selling a 2-bed property and had a couple of parties view who said "we are looking for a 3-bed" once through the door. This is a very disheartening thing to hear when you can't change it! Angela and the team worked hard to protect us from these sorts of viewers as ultimately it wastes everyone's time. In the end, we resorted to having Angela or James carry out the property viewings as it was just becoming too emotional for us. They both came and viewed our home so that they knew exactly what they were selling, and both of them respected our property and our wishes (i.e. removing shoes or wearing shoe covers) which we really appreciated as not all agents are as respectful (we know from experience!). The team also kept very thorough notes on our property which helped us massively during the sale process as our buyers tried to give backword on part of the deal, with the aim of forcing us out of our home sooner than we were happy with. Thank goodness James had made such a detailed account of the deal that was agreed when he accepted their offer for us! The reason this review is 4* and not 5* is due to a small issue we had relating to Mannings representing a potential buyer; they were also a client of Mannings to sell their property. This created a conflict of interest within branch which dampened our experience. We spoke with the branch manager, Steve, and ultimately it was resolved by us walking away from the buyer. This is my one and only small criticism and was likely not helped by my naivety - if your buyer is also selling with Mannings, just be aware and make sure that you communicate as two separate agents rather than allowing one agent to manage both parties as we found there was difficulty with impartiality. This one blip aside, our experience was a great one, and we would definitely sell with Mannings again. We massively regretted not going with them in the first place and were unfortunately burned by another less-than-professional agent. Steve took the photos of our home and they were lovely, with no extra cost associated. Our brochure was lovely and they would update to flip the pictures around when we requested, same with our Rightmove advert. Mannings also have a really great after-sales service with their Move Managers - ours was absolutely fantastic. If we were to sell with Mannings again I would request the same Move Manager again (Debbie Tabiner)! Thank you Angela, James, Steve, Ann and the Wetherby team for selling our home. It wasn't easy, we weren't easy but we appreciate everything you did for us.

I've sold with these and, honestly, I wouldn't recommend them NOT AT ALL. They're brilliant if you're buying from them, but if you're selling, they'll just call you, rip you off, and give you false information. They'll slip something into the contract that you haven't actually read, so you have to be absolutely careful. Make sure you read every single detail because they say one thing and then do something totally opposite. I spoke to the branch manager again today (LEE) and, as expected, he just defended his staff. I've been totally conned, 100%, and there's nothing I can do about it. Would not recommend dealing with them at all.
If I could give less than one star, I would. DO NOT USE - Bridgfords are much better! Manning Stainton lost all my house keys and were attempting viewings with potential buyers and could not get into the house. It was an absolute circus. When they finally told me what happened they made little attempt of making this situation right and came across arrogant. This ended up costing me £12K in house price reductions due to them thinking it would not sell and having to move estate agents. MADNESS I switched to Bridgfords who were professional, helpful and seemed like they cared. I will never use Manning Stainton again.
Didn’t turn up for a viewing.. We received an SMS confirmation with the time and location of the viewing, and also received a phone call an hour before to check we were still attending. We were waiting 15 minutes before we rang the branch and were told they couldn’t get hold of the person our viewing was with and didn’t know where he was. As first time buyers this is not a great impression and start to our house buying journey. We’re very disappointed and will be looking to take our business elsewhere.
Made a booking to view this house , had 1 SMS text to confirm on the day we made the call and then a call an hour before to make sure we are still coming . Travelled 45 minutes to get to the house viewing … to find nobody was there , house was empty . Called the store 15 minutes after as they might of been late to be told “oh your viewer Carl had gone AWOL and not answering his phone so we will have to cancel you viewing and we’re not sure when we can fit you in next” devastated to face this as a first time buyer - has left a sour taste in my mouth as to be called confirming our viewing an hour before but then have to chase them up against to be told nobody’s coming and they’re sorry. I would avoid at all costs and wouldn’t recommend for any buyer especially a first time buyer who’s excited to take a next step in buying a home and faced what we did today.
Saw a property come on rightmove on 7 Jan and sent a communication about it on 8/1 no response for a viewing so rang late on 9/1 and a lady took my details to pass on and said someone would ring me next day, no contact so on 12/1 I sent another rightmove enquiry, later on that day after hearing nothing I rang and spoke to a member of staff who after quite a strained call said someone had tried to call me but, as I advised, I checked my call history prior to ringing and nothing. Subsequently I missed the opportunity to view and purchase this property due to this whole scenario. I am extremely disappointed with this total lack of communication after a total of 4 attempts on my part.
Poor communication / dishonesty. Semi salvaged by branch manager Lee. Inaccurate information has been given to me from start to finish by various staff members. E.g. “vendor will take £350k” the next day “vendor won’t entertain any offers below £360k”. A lack of communication is also an issue. Offers were made with no feedback until I called the branch. After my latest offer was seemingly ignored by the branch, I wrote a review on trust pilot. Branch manager Lee called me to discuss (which was good of him). He took the time to inform me that the house wasn’t advertised £100k over the market value to deceive people (see previous review) it was actually to test the market. This insight was very useful in understanding how MS operate). Eventually he did inform me that my offer wasn’t accepted and that the vendor was in receipt of significantly higher offers. Whilst not ideal, at least I now know where I stand, as previously the staff member had advised me that my offer of £330k was good as It’s cash. I would have gone higher and not wasted anyone’s time had I known the vendor was sitting on a better offer. Regardless, I now know the best way to get hold of MS is via these means. Still interested in the property.
