Avoid Perry Bishop at all costs. Our experience with this agency was appalling. We asked them face to face why the previous sale on the property had fallen through, and they deliberately chose to omit the actual reason — that the house had spray foam insulation and was therefore unmortgageable. This blatant lack of transparency turned the entire buying process into a nightmare, caused huge stress, and ended up costing us thousands of pounds more than it should have. We were forced to escalate the matter to the Estate Agents Ombudsman, who investigated and ruled in our favour. Perry Bishop now has a formal ruling against them for their conduct — which says everything you need to know. Buying a home is stressful enough without being misled by the very people who are supposed to act with professionalism and integrity. Perry Bishop failed on both counts. If you value honesty, transparency, and basic competence, I strongly urge you to look elsewhere. Although our experience occurred two years ago, I’ve since heard of similar issues including the failure to disclose important property information with potentially long-term consequences. Unfortunately, it seems their practices have not improved.

Dear Mr Jones The spray foam issue was not declared as we had been advised that this had been removed and rectified , we would never intentionally mislead. I can assure you that our due diligence is extensive before we go to market and throughout the process , however , we are not surveyors or solicitors and there is a limit to investigations which are then down to a buyer to satisfy themselves. We had been informed that the roof had all foam insulation removed - we later learnt that wasn’t the case and we helped to resolve this between seller and buyer. I am very proud of the good people we employ who work with integrity to help people move every day and make a difference , we do though keep open to any way that we can improve what is often a complicated process with many moving parts. I contacted PB to view one property, I chased to find out when the viewing would be to which no one responded. Julie then contacted me to say she'd been waiting outside and I didn't show (hard to do without communicating an appointment and not responding to my email). No apology or reasoning I decided to not pursue this property. Two weeks later another property becomes available (through PB, but I thought I'd start again), I contacted them about the property, Julie then emailed to say a completely different property is available and booked me in to view that one 🤦 I emailed to say that's not the one I wanted to view to which she said they're similar. She made two viewings for both properties for some reason and didn't communicate this to me after completely ignoring my request. Later I then find out I haven't turned up to a viewing I didn't know about. They then had the cheek to moan about me to the buyer. Hard work, poor communication, unorganised, unhelpful and unfriendly. Go to Hunter French instead!

Dear Jonathon We try really hard to look after everyone but your summary of events is very different to ours. We booked viewings for you at properties that you requested, plus suggested others which may have been of interest to you in the same budget. You failed to attend either of the viewings you had requested to view and repeatedly refused to answer our calls or emails. We did not share all of this to our vendor, we just advised them that you had not arrived for a previous viewing at another property. I am sorry this has become so difficult ; we work extremely hard to make the buying and selling of property personal, we book a large number of viewings a month and it is extremely rare that things go wrong. We also have in place a text and email system to confirm viewings and a reminder beforehand so do not understand how this has gone wrong. To say our time was wasted is an understatement. Calling people with good money, just to use their more than generous offer to drive the price up and discriminate against interested parties who are not cash only buyers! Not only that one of them was condescending and talked to us like we were children. They knew the interest was there and yet they tell you. "Your offer is declined!" "You're not the right buyer for the house or our clients circumstances" (this is people who already have a house mind you so why they can't help out buyers is beyond me) "It's not about the money" the agent said! And yet they turn away good money! And then if that wasn't bad enough. I am then told they didn't say that!!! I burst into tears I was so upset. I felt like we had been discriminated against and I am heartbroken. We have never been treated so badly. And I had made it more than clear that I wanted the house in question. That is was the only one I was interested in. And they knew from the start. But it seemed to be more and more clear, that they were just waiting to say no to us. I feel humiliated and horrified. But I want to buy that house. And we wanted to establish a good relationship with the office. But we have been left to feel absolutely terrible and heartbroken, and discriminated against. Which now means that with 9 weeks left, we will most likely have nowhere to go! The agent laid it on thick about how the sale had not gone though initially and their vendor's were so heartbroken? Really? When they already have a house? How do you think I feel. As we now have nowhere to go!NegativeProfessionalism

We understand how stressful purchasing a property is at the moment given the shortage of available property across the country, and the huge increase in buyers who have yet to find a suitable property. We also understand how frustrating it is when you have found your dream home, and then your bid for it is not successful. In this case we had seven viewings on the property on one day, resulting in seven offers which were presented to our clients. Pushy, deceitful (watch out, they will try and rush you to make an offer and a survey), continued to advertise the property behind our back (the for sale sign was still outside the property when we were told it was marked as STC) and we are of the belief that they gazumped us. We dealt with Paul Boden, who would promise one thing on the phone and then use ambiguous and vague language in the email. He then did a complete U-turn on what he had promised us on behalf of the vendor. We complained via their internal complaint procedure and they got back to us to say that "they had a very difficult vendor and therefore it was not their fault". Avoid them. Don't waste your time and money dealing with them. This estate agent is literally living up to the bad reputation the profession has. Save your money and use another estate agent. Also the property was not marketed as Grade II listed (which it is), and the photos they used in the listing are from a few years ago (the property looked nothing like it did in the photos) but we tried to ignore it.
