I consider that Mansons charged me an unreasonable amount (130 GBP) to perform light cleaning of dust after my tenancy. I strongly recommend to take your own pictures before and after the tenancy to avoid this frustration. Be careful with them.

TERRIBLE EXPERIENCE! We purchased our house through them in 2015. It all stared well, but as our offer got accepted and moved on to next stage the ordeal began. Our offer was accepted late July, we were told there was no chain and the seller is ready to move out as soon as we can get paperwork done. This turned out be a load of bunk. The seller used to "disappear" for weeks impacting the progress, not responding to queries raised by the solicitors. Paul Ryan who was dealing with the case from Lawrence Rand wasn't very helpful either. During the course he went on leave without giving an hint he was planning to do so. We never got any honest answers as to why the delay despite everything being in order from our side. Phone calls to his office or emails asking for updates rarely got returned unless the email was marked to Peter Lawrence. This was our first home purchase and with so much delay we were not sure what was happening, if there were to be gazumped, whether the deal is going to go through or not, it was very stressful for us. Finally we got the keys towards end of Nov. To our surprise the seller left all his unwanted stuff(mostly rubbish) behind. And he took away some of the fittings/fixtures that he earlier agreed to leave! When we requested Lawrence Rand if they can contact the seller and get the house cleared, all we got was "we will pass the message" and that's it. We never heard anything back. We were never given the contact details of the seller so there was no way possible for us to reach him. We also found out in the week that followed that someone else had signed up for Council Tax payment and another person had signed up for Gas and Electricity for the property. We managed to sort this out ourselves, not not sure how it happened in first place. Had Lawrence Rand been clear with their communication instead of keeping us in dark this experience would have been much better. I guess in a seller driven market, with properties in short supply and high prices, its the buyer which is at the receiving end and the estate agent only cares for the seller from whom ultimately the profits come! And today morning I received a phone call from them asking if I was interested in selling my house due to an increased demand for properties in my area! Good grief!

We have now systems and processes in place with a customer care service department and move managers to ensure our customers get the best service they can, by doing this since you moved in 2015 we have won 4 national awards in the last 2 years. As stated in your review the date of the offer at the end of July completed in November 2015, As art of a resent survey carried out within the industry an average completion from an offer being accepted is 12/14 weeks so this is about right. Regarding Paul Ryan not mentioning to you that he was going on annual leave I am sorry about this as you should of been informed but as per you review it states you had Peter Lawrence e-mail as as being the owner of the company he would of acted on things for you. Regarding the section on rubbish being left at the property as per the Sellers property information form this would stated about the property being left empty upon completion and while i have checked the system this morning and see that Paul Ryan had left over 10 messages and text messages they never came back to us and this would then be a legal matter with yours and there solicitor to reclaim the cost back. Lawrence Rand wouldn't get involved with any utilities changes. With keeping you informed your solicitor would of been chasing the sellers solicitor regarding the relevant information and documentation to come through, but again we have found service levels decrease with some solicitors which is why we have invested in move managers. On a final note i would like to say sorry regarding the phone call, we had sold a property very close to yours and had 2 buyers who had lost out on a property with a budget of up to £600,000 and was just checking in, there was no sale pitch but if this was something you might of been interested in then it was there that was all. Given that the sale was chain free for both parties it was a long drawn out process due to the purchaser employing the services of an online 'property lawyer.' The promised weekly updates from the valuer/sales person were not forthcoming. It was not until Glenda Hall took up the mantle that we were kept in the loop. Many thanks Glenda. In all, a most frustrating experience.

Recently tried to arrange a viewing with them and they gave a real hard time just to book appointment. I had to constantly chase them for the update. They messed up the address and provided wrong property details and then to add to further agony on the appointment day the sales agent turned up 1/2 late!! Sales Manager apologised but I think it was too little too late as he must be aware of the whole procedure. SUGGESTION- PLEASE INCREASE THE NUMBER OF STAFFS IN YOUR AGENCY OR DON'T CHARGE SUCH A HIGH COMMIISSION.

All landlords, don't use Mansons as your agent ever. I rented my property out through them using their fully managed service and they were a complete mess to deal with for the most part of two years. After my first tenants checked out, I visited my property to find bedding (with mold growing on it), clothes, furniture, personal items like earrings and to top it all bongs in my flat. This is after Mansons claimed to have completed the checkout process. I was furious to find all of this along with my flat being very dirty throughout so it was clear Mansons hadn't done their job of managing my property. Having paid them extremely high fees (they charge a ridiculous amount to landlords compared to other good ones in town), I expected them to at least clear the items out, get a full end of tenancy deep clean (they claim to not do deep cleans at the end of tenancies - is that acceptable as a landlord to you?) and withhold the tenant's deposit to have all of the items left my them in my flat removed at their cost - Mansons didn't do anything about this. I complained about this and they promised to improve but they didn't do much afterward. After a painful start, the got a second tenant in which was ok but Mansons could have been more efficient - this tenant was keeping pets in my flat despite permission being denied - all it took me to identify this was the pet hair I could see on my sofa's. Mansons could have just visited the tenant and verified this at anytime - but believe me, they are plain lazy. The biggest issue I had was with my third bunch of tenants in which Mansons recommended them despite them barely scraping through the referecing - result - rents didn't arrive on time, Manson's couldn't do much about it and once again after check out when I visited my property, it was dirty, with rubbish under one of the beds along with used condoms and wrappers. More than 30 nails hammered into the wall, furniture and bedding left in the property, a broken bed - which mansons say it broke due to the tenant sitting on it - it was a solid wood framed bed and not easy to fall apart. In addition to this there were clothes left in the washing machine by the tenant. Would you not expect an agent to clear all of this out using the tenant's deposit and get the property deep cleaned?? What sort of management is this? I know Mansons may try to respond to this review and contradict all of this but I have pictures and proof of written communication with Mansons that I can provide if anyone reading this review wishes. I'm already claiming for a management fee refund and escalating my complaint to the Property Ombudsman. Believe me and don't use this agent. They are just bullies trying to extort more money from you and don't really care about your property at all. In particular, Cindy is a real disappointment to deal with and unpleasant to talk to. This firm has no idea what customer service means. Nick Manson who is the owner of the property will find time in a few minutes to go and do a sales valuation of the property but will not meet up with you to discuss any of these complaints. That's how they try to fend off responsibility. Do yourself a favour - go to another agent to get your property managed. Current landlords with Mansons - make sure you check your invoices received from Mansons and go check your property - I'm confident you'll find discrepancies in what they say and what they do. Feel free to contact me if you need any evidence regarding any of the above. Giving them 1 star because can't give any lower. Current and potential tenants also beware - no idea how they may treat you if they're treating landlords this way

Refuse to use at all accounts. Had an offer accepted on a property. Did not hear anything further for 2 weeks then was told he property has been sold to someone else. Complete waste of time and effort - would not recommend to anyone.

Worst tenancy ever despite an amazing flat! We didn't mind paying more than £700 fees for a 6 months contract as we have been promised premium service. Unfortunately the service offered was almost non-existant, we had to wait 2 months for the oven to be repaired, we had 3 flooding incidents (hence no water available, terrible smell, no shower, no dishwasher, no wash machine...) handled in a shockingly poor maner with no consideration for the inconvenience this caused us. As a result of this we had to leave the property for ten days in total. We have been asking for a rent abatement and the only answer given for the past 5 weeks is that they can't reach the landlord... It is clear that once you signed the contract and paid the fees their job is done. Also I totally agree with the review below from another user: "Not to be trusted. Would not be surprised if some of the positive reviews on this site are by members of their own staff. Strange that the positive reviews are on the same day or only a day apart?"
