Awful experience with kings for the two years we were tenants- bad communication where by we were constantly chasing up answers, the finance department constantly not knowing where/if our money had been sent in. The majority of staff are rude- when I dropped the keys off I had young girls rolling there eyes at me and laughing under their breaths as I didn’t know out of the 15 or so keys what belonged to which door despite them having photographs etc. we have been chasing our deposit since leaving the end of July- every time I personally have called, the person in charge of our property is never in the office. It seems they all go on annual leave without any communication of what is happening and next steps, or who will be looking after those properties whilst they are away. The communication in house at kings is awful and unless you want a constant headache I do not recommend at all. We also had multiple incidents of people turning up to our property without any communication they would be there- one time it was a man who walked in our house around 10 in the morning. You can only imagine my fright and fear as I saw them. Fortunately I didn’t call the police as they explained they were sent from kings and given a key to just walk in! Unacceptable and frightening. To further this, we had carbon monoxide alarms going off- there is no one to contact when the office is closed. Which is often. We would have to go straight to our landlady. As a landlord- I would recommend using other businesses as kings certainly took the piss with our dear landlady- and as a tenant I highly recommend you use other companies. I could list many more reasons however I will leave it at that for today. Unsatisfied and disappointed.
You’re going to be homeless if you try to find a property through Kings. They say they’ll call you back but never do. Hardly give you any updates after a viewing. I’ve viewed too many properties with them after which I confirm my interest but they never helped me to understand why “the landlord chose to go ahead with another tenant”. Staff can be rude sometimes and just don’t want to help you.
Accused us of not posting our keys into their office and once proved incorrect with a video they changed their story to only one key being in the envelope instead of the three actually in there. Forcing us to change locks out of our deposit and laughed over the phone saying “prove it” and blaming us for posting them on a Sunday instead of in person. Also very invasive for viewings and impossible to get replies from.
As a tenant that got accommodation through them, they never reply to your emails and even if you call them they always say they will get back to you but they never do. They needed access to out flats multiple times per week for months now. If you are an international student they would suggest you a website to pay to find you a UK based guarantor. The website are scammers, they make you give your bank details and they never provide you services but they create scheduled payments from your account that even if your bank cancels they are still able to get money from you. Don’t use these guarantors if they suggest they to you! Do not trust either king’s estates referring them to you or the fake guarantors. I was supposed to leave my flat this month last year but they didn’t let me know or gotten back to me about when they’re coming for inspection. They never fixed the windows when they said they would. It was raining and cold and they told me they would have come to fix it but they never did so I put tape around it because it was so cold I couldn’t sleep during winter time. Most of the tenants at our building had the same issue. They may indeed have the ideal places for accommodation in the pictures online but their customer service is non existent and I wouldn’t recommend them. In terms of the deposit being returned, they never reply to emails you call them and they say they’re looking into it but every time you call again they are not aware about it. They charged 216£ for cleaning the carpets (even though when I entered they were dirty and had stains on them literally it had a red substance everywhere) , which was fine but instead of giving me the rest of the amount back (which should have been 440-460£) they returned 216£. The communication with them is so poor they say they will get back to you but they never do and when you keep calling them about an issue they are never aware of it even if you called again and they say that it’s not an issue of their team and it’s the finance team which is ALWAYS busy when it comes to contacting them. The whole process of returning the deposit back takes so long of which you also need to keep reminding them and if there was an issue they never get back to you if you dont keep calling. Also they grant access to your flat whenever they want. They send an email some hours before entering and there have been multiple occasions when lots of us didn’t grant access but they still came for viewings. This kept happening multiple times per week. Even if you refuse with a reasonable statement they do not care and they still come into your flat. But I believe that the broken window was the worse, especially with all that wind and the snow when it’s been so cold and they kept repeating their lies that they would have fixed it or when they tried to steal as much of my deposit as they could.
The poor reviews are correct. Approached local estate agents via On The Market to value my Aunts property to sell in Southsea. A Kevin who claimed to head up the Sales Team called. He was very pushy from the start telling me he has 35 years of experience selling properties which is great and appealing no doubt. I had to pull him back from his forceful sales pitch to ask some questions I had about the agency itself. When I informed him that we already have a very similar Independent Agent attending and ideally, I wanted a variety of no more than 3 valuations which were small, large and corporate. He became angry and aggressive yelling at me why I thought 35 years of experience counted for nothing. Needless to say he will not be getting my or my family's business today or in the future. A sad, arrogant man who probably has a very lonely existence desperate for business. Judging by the lack of response to poor reviews it seems he doesn't care as well. If you want an Agent who only cares about himself, throws his toys out of his Zimmer frame, gets flustered and aggressive easily, to sell your home or manage your let property, then Kevin and King's Estates is the right choice for you.
Don’t even turn upto confirmed viewing appointments, don’t waste your time!
