As so many others have said - avoid this letting agency at all costs! Very telling that their responses to the many negative reviews are often 'we don't have a record of you' or 'we weren't responsible for that'. We have had so many issues over the year and a half we rented through them (and since!) from ignored emails to their not refunding our rent (after we paid for a month and ended up moving out a week later when a new tenant was found). We moved out on the 28th May 2018 and still (28th August 2018 at the time of writing), after multiple emails and calls and two official complaints, have not heard from them regarding getting our deposit back. We had to tell them we had escalated the situation (reported them to an ombudsman, unfortunately the wrong one) before we got even a portion of our money back from our overpaid rent. We still haven't received the full amount back. We never received our checkout documents as promised. Unsurprising, as our inventory wasn't completed until 3 weeks after we moved in, with a 'sorry it was so delayed'. We were told by the manager that our first formal complaint (submitted 26th July) would be responded to in full within 15 working days and then never heard from her again. Our property had endless damp and mold issues, and we were told again and again to 'just wipe it with bleach'. When eventually they did do something about it, the new paint then started peeling away. We also had a dresser broken in the flat for the entire time we lived there, despite reporting it every time they did an inspection, and it took 7 weeks for our bath to be replaced after a crack appeared in the bottom of the bathtub (we taped up the crack and hoped it wasn't leaking). Speaking of inspections, we waited in all day countless times for scheduled visits (arranged by them!) only for no-one to turn up. I would call after the period in which they were due to arrive to then be told they weren't coming after all. When someone was supposed to come to take pictures of the flat, for advertisement to re-let it, they didn't show up all three times they arranged to! This was after paying a £390 re-letting fee, so we could leave our contract early. This is only some of what I included in my formal complaint! Ironically, they said they could not honour the part of our original contract that said it became a rolling contract after 1 year because I was a student (and presumably therefore unreliable...!) which lead to our having to pay the relet fee after the first year to start another contract, and then pay the fee to get out again. Needless to say, I strongly recommend avoiding this letting agents. I now know which ombudsman monitors them and will be taking the matter up with them, since we have tried to communicate reasonably for 3 months to get our money back, or to even get a suitable response, with no success. I recommend that anyone else who has had these kind of issues do the same, as the mistreatment of tenants really seems to be widespread with them.

I do not recommend this agency. At all. Do not use it. When repairs have been needed, they only for in touch with us 3 months later regarding the agency. Every time I have rang directly people have been telling us different things, and lied in a couple of occasions. Breach of contract when we handed the keys back in, and the staff has been pretty useless at sorting things out. DO NOT use them. They are a joke of an agency.

WORST LETTING AGENT IN THE COUNTRY. AVOID AT ALL COST! TERRIBLE SERVICE! TERRIBLE TREATMENT OF CLIENTS! TERRIBLE COMMUNICATION! The team at Belvoir are the worst company I've ever had the displeasure of dealing with, 1 star is definitely too much. They provided me with a completely sub standard flat in Newcastle for £625 a month, the flat was covered in mould throughout, I had no hot water or heating for well over a month, the washing machine broke on numerous occasions and flooded the kitchen floor leaving me with a mess to clean up, thus adding to my already stressful and busy lifestyle all of which was 'my responsibility' additionally they put you in a catch 22 situation and inform you that you are not permitted to carry out certain tasks, then upon leaving the property charge you for this. A working example would be the fact I was not permitted to paint the walls as I would have been landed with a charge for doing so, but upon leaving the property I was charged a fee for the painting of the walls, even though the walls were damp and covered in mould. The customer service this company provides is completely sub standard and that would be being nice. Considering the extortionate prices they charge for their awful properties, you'd expect some light at the end of the tunnel, but no, there is but only poor value for money on every aspect of their letting abilities. The team at Belvoir (and even the Director of the company!) will do everything in their power to be as awkward as possible to make your let as displeasurable as possible and ensure that you're never happy with the property you are paying for and residing in. The blame will always be relayed to someone else, including yourself at a last resort! Just as long as it is not Belvoir who is in the blame they really don't care, even if that means lying. If you're a student wanting to rent a property with Belvoir, from experience, I strongly urge you to reconsider and look elsewhere! You'll be treat with little to no respect and will get 0 value for money and be left with ridiculous reasons in which they wish to claim for damage or reasons to take money from your deposit. If you're looking for a letting agent who will never accept responsibility for any problems that occur and will either ignore your request to resolve them or just laugh and try and shrug the serious problems off then Belvoir are the company for you! If you are reading this, it may seem over the top and as though I am someone who complains and does this a lot. However, it's simply the first and most honest review of a terrible company I have ever created.

TAKE YOUR MONEY AND LEAVE YOU HANGING! -Costumer service appalling, been repeatedly hung up on the phone when trying to discuss issues with property. -Emailed on day one to request small issues be fixed, one of several issues were eventually fixed. One issue which wasn't fixed was the living room door, this eventually resulted in myself and flatmate being locked in the living room when the door handle became unusable. -Waited almost a month for the referencing to be checked before I was told 100% that I had secured the rental. -Being charged for a replacement carpet even though the damage was there when I moved in and was mentioned to them when the inventory was signed. -Inventory was issues 11 days after moving in -Inventory was incorrect, stating kitchen needed painting but when we moved out all of a sudden they claimed it was freshly painted when we moved in. -The deposit has been disputed for weeks now before going to DPS, with blatant lies being told on their part. -Have not been allowed to see the checkout report. And finally I was accused of purposely sitting on the sofa rubbing my feet on the carpet in order to damage it... NO STARS IS NOT AN OPTION! *Update- Upon disputing the charges given on moving out, the DPS (Deposit Protection Service) judged the majority of their ridiculous claims to be false and our deposits were returned.

Do NOT use this estate agent. Doesn't matter if you have found the perfect flat, it will never be worth the distress and hassle they will cause you. Been with them twice (didn't know how bad they were until after we signed for the second flat) and I deeply regret it. They will take your money, make countless mistakes and promises they never keep and then blame you. Horrible. UPDATE: they want to blame the landlord. However we never had a problem with him during the tenancy, he was great. Our problems were when we left and we had to deal with Belvoir! Shame on them for passing the blame!

We had a terrible experience with them. They were extremely rude and unprofessional. They would never respond to email. The manager was always on 'leave' and never available when we had issues. They sent prospective tenants to our house without any notice while we were still trying to negotiate extending our contract. They refused to put us in touch with the landlord. We had a horrible one year with them and at the end they deducted 75 quid for a light bulb clean They don't even deserve the one star.

DO NOT USE THIS ESTATE AGENT!!!!!!!!! The worst company I have ever dealt with by a long way - Customer service skills are non-existing and I feel 1 star is far too high. My washing machine broke and they failed to turn up 3 times for the engineer leaving me without a washing machine for 6 weeks, considering this was the only appliance the apartment came with as well. Then when questioned this they replied by saying 'we think 6 weeks is a reasonable timescale' with no apology. Then upon leaving the property they attempt to charge you all sorts from the bond. £25 to cover a pin hole in the wall which hung a plate, £60 for a full clean when it already had one and tried claiming for carpets etc. The apartment was left in a better state than we moved in. Avoid this estate agents at all cost!! I have dealt with many a company but non this bad
