BE CAREFUL. Be very cautious of the reviews before committing to London Shared, before you have even had a chance to settle in they will make you do a review when in fact the service you are about to receive is nothing but absolutely shocking. Renting through this company is not in your best interest. I have never dealt with a company that is so rude, has a huge lack of consideration for its tenants and delivers atrocious service. For any issue we had they will go to any extreme to not pay / fix it, any issue is just a complete nightmare to deal with. They will even take to bullying tactics to make you pay for something you dont have to. Please be careful of the good reviews, it is far from the service myself and other tenants experienced.
Be wary of the good reviews, they push for them when you move in... I have never dealt with a company that so consistently delivers rude and poor service. I got lucky and had a recently renovated house with good housemates so ended up staying for 2 years. When i did have issues, maybe 5 or 6 times, EVERY single time it was a terrible experience. They took to bullying tactics to try and force us to pay for something we didn't have to (something DPS agreed with), they were rude, went to every extreme not to pay/fix anything and were slow at responding. I have never felt it was necessary to write a review until I dealt with London Shared.
Understand that when you rent with London Shared, you are dealing with a company. So that means that they are as inflexible, money-grabbing and unsympathetic as most corporations. From the get-go, I was met with several lies including being told that I would be able to lock my bedroom door and was even given a key for the door on start of tenancy which did not work. The reason for not being able to lock your doors is due to "HMO licencing" which says absolutely nothing about there bedroom doors not having a lock. I was pretty much fobbed off whenever I tried to mention this. There was a full week where I could not use my room due to redecoration and the decorator not turning up and also not tidying up after himself, requiring me to miss the start date of my work. That is £250 of not being able to use the facilities I paid for and £500 of income I could not receive due to having to push my job start date back. London Shared were unsympathetic and not understanding, and did not offer me any form reimbursement for what was a very stressful move to London after a few months of being homeless. Not recommended, especially if you're looking for a place to call "home". This was an expensive period of my life which was made far more stressful than necessary.
London shared offers nice houses at a markup for connivence. However the internet they provide is the cheapest option and at most times barely useable in a house of multiple occupancy. They do not notify you when people come to the property. There customer services is poor and only available 9-5 Monday to Friday if you can actually get them to pick up the phone during that period. When searching for a property with London shared the estate agent became irritated at the fact I wanted to view multiple properties, and she was only available in the middle of the day during the work week to take me to see these properties and on two occasions had booked her next viewings after mine with not enough time to view all the requested properties. House wise it was a nice spacious house and the house mates where all good, kitchen was poorly stocked.
Honestly, stay away from London Shared! I have been living in one of their houses for almost a year now. The house itself is beautiful, it's actually the one in the cover photo, but the service around getting issues fixed (eg. dishwasher fixed) is absolutely appalling. It takes weeks, if not months to get anything fixed and when you call them up they always have some kind of excuse and can be rather rude! Since I have been here, the average issue resolution time is over a month. I would certainly suggest looking elsewhere before you sign on any dotted line with London Shared....

Not to recommend. Staff just entering rooms without prior approval. Overall, poor and slow maintenance service and flats are presented with old pictures where the flat were in better conditions, therefore misleading. All in all not to recommend.
I was so disappointed with the whole experience. The lettings staff were unhelpful and the property manager was incompetent and made our lives far more difficult than needed (especially given the hassle free ‘no fuss, no frills’ policy). I would not recommend renting through London shared.
After complaining none stop about rats and the putred smell in the basement, the rat poo everywhere and flies I now cannot take it anymore. Will you come and remove the rotting rats and clean the basement properly?
I stayed in one of London Shared's rooms in Tooting for about a year, and had a pretty terrible experience with them. They're extremely slow to do any repairs, constantly try to charge additional fees and extra rent, and the property manager I dealt with was downright rude. They take absolutely ages to perform even the simplest repairs, and when they do eventually repair something they often make it worse. Here are a few examples (by no means an exhaustive list): * Our dishwasher broke, and for 3 months they completely refused to buy a new one. They got a repairman round 4 times, IIRC, and each time the dishwasher would break immediately after he left. It took repeated phone calls from all the tenants for them to eventually agree to get us a new one. * The handle of our washing machine broke, and London Shared got a handyman round to fit a new one. Instead, he attached a piece of string to the handle mechanism, and left us a helpful diagram of how to use it to open the door (pic below). * One of their agents accidentally ripped off the front door handle, and it took over a week (and multiple phone calls) for them to get a handyman round. He then completely botched the repair, and damaged the door (pic below). * We had a complete electrical failure in the kitchen, and London Shared originally said it would take *3 weeks* for them to get a electrician to look at it. I had to threaten not to pay rent to get them to fix it within 2 weeks. * The windows in my room were very old, and the frames were partially rotten. I asked London Shared to replace them, and instead they had a handyman attempt to repair them. He just chiseled away the rotten part of the frame, leaving a hole in the window. When I complained, and asked again for them to be replaced, London Shared refused and threatened to get their legal team involved (although they did eventually repair the damage the original handyman had caused). On top of this, the property manager I dealt with was extremely unhelpful and often rude. There was a period of a couple of months where she refused to even speak to me on the phone (she was always "at lunch" when I phoned up). I'd avoid London Shared if at all possible, they have some good rooms but dealing with them is an absolute nightmare.

http://londonshared.co.ukWhen the history of London property gets written, we'd definitely like to be seen as the early visionaries of co-living, the first to really "get it right". Landlords We’re not an estate agency, but we are lettings experts. The basic model is simple enough: we lease a property from a landlord on a 3 to 5-year agreement, and then we rent out the rooms to working professionals. We do all the hard work so the landlord doesn't have to. Tenants For tenants, it's a new-and-improved "2.0" version of communal London living. For instance, all of our properties have flat-screen TVs and free Wi-Fi, and we send a cleaner every week. For professionals wanting to make their mark in London, it takes away a lot of hassle to not have to sit around the kitchen table figuring out who owes what for the heating.
