I rented through Graham butt. However they provided a property with no heating for a year. Be careful if using this company as they will rip you off with your deposit. I asked to be present and was denied. I was then sent bills by tradesmen which were not relevant or factual to any damages. Iv lodged a dispute with TDS to recover the funds. I asked to speak to a director or the landlord however was denied. The poor side to Graham butt is that they care all about money and not people. Their letting management teams are very poor and lack any sense of competency or empathy. Their letting manager Kate is very unproductive. Other reviews seem to echo this
I rented a property that was managed by Graham butt. The flat was flat 10 thornton court. It had horrific mould conditions due to no ventilation and had storage style heaters that work off peak sadly for a year they did not work and I had to use plug in heaters. I was patient all the way through the tenancy asking for help until the end where it was so bad I had to leave the property I was denied a discussion with the landlord for no heat, I was denied a conversation with the directors of graham butt. Every email with visitation and solutions by Kate at Graham butt never came to be. During the one year no one from Graham butt attended the property. When I left I went out of my way to clean the property to a higher standard than I received it. I also made sure it was respectful for viewings. They took some of my deposit for professional cleaning and have yet to produce any invoices or receipts to prove this. Be very careful of this company at all levels of their business from cleaner to director they are very soulless people . Do not let these people manage your tenancy if you're a tenant
If this team is lead by James Butt I feel sorry for them. He is arrogant, unprofessional with terrible sales skills. I was disgusted how condescending he was and made out it was a lot of effort for a sale of a small flat - well due to bad customer service I went to a competitor and received much better attention and service and who will also selling another property for me in the future .

Worked hard for them for three years, made lots of good relationships with landlords and tenants then fell out with colleagues and didn't get even a card till i posted this on Facebook, if you don't get on with gill and Paul (who is very strange) you are out!!! Took on leaders ex staff, that's why I left them, they don't care about landlord's or tenants

The worst letting agent I have used. Disgusting attitude, incompetent. Could not care less about repairs; if you can’t flush the toilet or are cold all the time. If you’re not happy then you can move. They could not care less about their legal responsibilities under the tenancy agreement or the Landlord and Tenant act. When reporting faults, such as not being able to flush a toilet or broken heating system, they will argue, and ignore, instead of fixing these. This is either done through incompetent or an act of being disingenuous, but in either case it breaches their legal responsibilities and they could not care less about it. No other agent I have used has acted in this way. This agency is a disgrace to all other letting agents who do their jobs properly. I have never had these issues letting through other local agents. Edit: With the response below from the Lettings Director of Graham Butt, who failed to address my complaints, it is worth noting that my old neighbour knew the landlord well. Speaking to him the landlord had had no issues with renting. Given the severity of the issues with things like the heating system it is obvious Graham Butt did not give information to the landlord needed to understand this. The constant lies from the agent are pathetic. The email below is a small snippet from a chain of 18, or more, emails. The email was responded to by myself. Further emails from Graham Butt did not result in anything changing. On some emails they tried to blame me for being in a situation where they were the ones refusing to accept there were major problems present that needed resolving. As they wouldn't accept these problems it is doubtful they told the landlord. These problems resulted in them and the landlord breaching the tenancy agreement and the Landlord and Tenant Act. Before moving I had been looking to escalate my compliant through the local council and The Property Ombudsman.
