We paid a week deposit to secure the property, but after 3 days they gave the prolerty to someone else. A total waste of time! I don't recommend!
After a 2 years tenancy where the rental property was kept in a very good condition , the way Balgores dealt with the deposit was appalling to put it mildly. Luckily for us, the TDS - dispute resolution was able to keep an objective approach and awarded the landlord only £195 of an incredible bill of £2500 for minor repairs and reasonable wear and tear which is to be expected in a 2 year tenancy. Jade Sharpe's attitude was everything but professional or customer service oriented, condescending at times and very keen to make us pay for things that related to wear and tear or were already damaged when we moved in. I will not be using this " Award winning agency" as a tenant or landlord as their attitude was far from " award winning".
I was scheduled a viewing today at Hillview Avenue, Hornchurch with this gentleman named Callum Cotsgreave at 12:15. He was aware of the fact that I was coming from far with my wife whose health is not so good and a 6 year old child - I did mention this to him several times on the phone. We arrived promptly at the place, at the said time. Just as we closed the doors, (he seemed a bit distracted with something else in his mind, with NOT the smallest 'welcoming' sign on his body language) we had another knock on the door from a couple who was scheduled before us but were late by almost 20 mins. As soon as they came, our man Callum here told us he will need to do their viewing first and before we could respond, asked us to "leave the property and wait outside"! He was quite a douche the way he handled that situation, to be honest - given that we were there at our allotted time and first. He locked the door inside. What made the situation worse was the fact that it was a storm outside - rainy and windy - and he simply asked us to leave and wait outside until he finished. Fair enough - there might have been "rules of engagement" regarding bringing more than one group of potential buyers for viewings - but THIS WAS NOT FAIR AT ALL. I'm not going to let me my family stay out, cold and wet, just because you do not have a sense of respect towards anyone else's time or space. To be fair, I knocked the door more than once so we could wait inside but he did not bother to even respond. Needless to say, having been insulted like that, we did not wait around in the cold and rain for him to finish his other slot. If he was like this right at the start, I can only dread the way he will work with us through the buying process. This is not the way we want to find our first home! No thank you, Balgores Hornchurch!
My experience with Jacquie Martin and balgores lettings Hornchurch. Jaquie is a lovely person when you first meet her but that soon changes. Initially I went with balgores due to jacquies horror stories about non arla registered agents her insistence that she could get me 6months rent in advance and the fact she was so confident she could achieve £300.00 a month more then the other agents had quoted and an 8% fully managed offer. (Mine was a limited time offer that jumped to 18%) She found me tenants after a month and 3 price reduction, she got me the 6 months in advance she promised and so far so average. To my dismay and after apparently doing 3 property inspections, a cannabis farm was found in the loft of my property and the fully referenced tenants did a runner! At this point I was financially desperate and my head was all over the place. I should have gone else where but I didn’t. They found me another tenant who paid 6 months rent in advance.... little did I know at the time but this is a trick tennats use to get passed the minimum break clause in a tenancy so beware anyone paying rent in advance. This set of tennats set up a puppy farm in my property and caused no end of damage. I’ve finnally got them out with next to no help from my property manager. I won’t be returning.
