L&K was really great and helpful with the letting process and throughout the tenancy duration but I was really disappointed from the check-out process and the process of getting the deposit back. They were acting on behalf of the landlord and they were asking for over £700 in damages which was totally unreasonable. I refused to engage with this unreasonable figure and went to the deposit scheme adjudicator, who brought down this figure to slightly over £200. ADVISE to tenants - 1. Please be very careful with your check-in report and make sure you log in everything no matter how small and stay with guy who is doing the check-out if possible. 2. Don't be scared to go through the deposit scheme adjudication services.

Please think twice before renting with LK: 1) Safety: They take the landlord's word for safety certificates, even when they don't have a proper signature. A professional plumber advised that 💥Gas inlet to boiler unsafe (single layer pipe and through the kitchen worktop, but the original plumber was allowed to come back and ignore the issues; they'd even plumbed hot and cold the wrong way round to the boiler!⚡Mains sockets falling out of the walls, circuit break box had no screws (!), wiring to garage with indoor cable that had UV deteriorated and kids swing ball touched it tripping the electric; 🚑 garage door had no support springs and so dropped without warning. When notified of all these issues repeatedly, some were fixed, some ignored. 2) 📜 Contract: The contract they use has illegal clauses and charges that were out-lawed in 2019. "You must pay for professional cleaning" etc. 3) 🏦 Deposit scheme: Although they do use a required independent deposit scheme, they use mydeposits.co.uk that is absolute bottom of the trusted reviews list. They are impossible to contact and have very long time scales to return tenant's money. 4) 😈 After damaging their own carpets by draining radiator water into them, and after damaging walls and furniture when the incompetent 'mate' came round to NOT fix the heating, they were quite happy to bill us for the damage! The attached photos show how clean our pro cleaners left the property, but we still got charged £235 for further cleaning! The phrase "it's just business" has to be kept in mind with this unscrupulous outfit...

Unfortunately we didn’t have a great experience as tenants. We had no central heating all through winter until March which with children living in the house was very difficult. I notice many of the reviews are from landlords rather than tenants.

Initially left a good review as move in was smooth and went well. But then it went down considerably ,we loved the area and intended on staying long term . But from the very 1st maintenance issue in house we had bad experience .the letting agent told us the landlord completed all maintenance issues in the house . Every time him or 1 of his team of unskilled workers came they bodged an already bodged house even more ,it was truly disgraceful the work he carried out on the property.And we had this for 3 years .my wife and I are extremely patient and good at managing stress,but this was a shocking and upsetting experience . I believe this same landlord has many properties with this letting agent and he manages maintenance on them all . His team of workers would openly joke about his work and the fact that they are not tradesmen and really don't know what they are doing ,at 1 point we asked about decorating ourselves as the landlord would also make comments and joke on every visit that the house hadn't been decorated for about 20 years and had no intention of decorating.,when we asked to decorate we were told it had to be to a professional standard which considering the work the landlord did was shocking . 1 argument with landlord because he verbally attacked me regarding a badly laid lawn he did on top of compacted hardcore and said I would have to pay him £400 if said lawn died due to my dog and as a result the landlord gave us 2 months notice leaving myself my wife and 5 children with the prospect of being homeless with 1 year old baby . Would definitely recommend anyone to check if your property is maintained by landlord before signing anything. The stress this has caused such a strain on us all to point of virtual breakdown .And so much stress for us and the children.
