No respect for customers
These people charge me £24 for reference and still said bad things about me on the reference. A manager at Breamore was rude to me and treated me like a child and I'm 25. All because I couldn't give the keys due to weather changes. Even their own stuff didn't show up to work and yet they made me to walk on the snow on 1hr walk because the manager said I could be giving a party at the old house if still hold on to the keys. Who does that? I got courseworks to work on and he was talking to me like I don't understand the importance of giving a key when the contract is over. That was immature. They gave me no option and threatened me to deduct money on my deposit money. I wouldn't recommend this company to no one. I am happy I won't talk to you guys ever again.

Incompetent and less than straightforward
Unfortunately in recent weeks they have been less than straightforward, lost keys to our flat and sadly made erroneous claims about when they had sent engineers to fix a boiler. We had no heating and hot water from 30th October to 8th November and they claimed it was fixed in 3 working days. Genuinely disappointed that they weren't able to be honest, apologise and learn from their mistakes.

They let people into your house without permission...
Bought out ClickLet and have been a nightmare throughout our tenancy. Allowing people into house without our permission, difficult to communicate with and now attempting to charge us for cleaning after we already hired a professional cleaner, unbelievable. Find another agent if you know what's good for you.

Property managers
Called/ left messages on numerous occasions to speak to Barry Kirk, he ignores calls/messages and does not respond. Totally unsatisfactory customer service.

Worst letting agent I have ever experienced
I can honestly say without exaggeration or hyperbole that Braemore are the worst letting agent that I have ever had the misfortune to deal with. When I moved in to the flat a number windows were very dirty. The washing machine then broke and Braemore avoided sorting it out for almost 8 weeks. This was despite my repeated phone calls and emails to Braemore. I informed Braemore that a certain day was inconvenient for them to conduct a viewing - they came anyway and tried to get into the flat. They later entered the flat without my permission. Hard to believe, but after all this when I left the flat they then charged me for 'cleaning' allegedly done by their own company...

Bizarre way to run a business...
Was due to view a property, however 30 minutes before due to view was called by the agent to advise he could not find the keys. Was unaware we were also due to see a second property that same day. We rescheduled for a different date at 14.00, and at 09.20 on the day I was called to be advised that my 09.30 appointment could not be kept. When advised the appointment was for 14.00, was told they could not show me the property (again). Staff were aware I travelled from Inverness (twice!) for the viewing. I would avoid as a tenant and property owner. I note the properties have both been reduced in rent today....I wonder why!

Appalling Service - and I'm not even a tenant!
Had a viewing scheduled with this letting agents, I arrived in plenty of time only to be effectively stood up. Nobody showed (I hung around for 5-10 minutes) - total waste of time. Didn't even receive an email or phone call saying the viewing was no longer going ahead. Contacted the receptionist the day after saying I was unhappy with the experience and din't even have my complaint acknowledged, let alone get an apology. Would give minus stars if that was possible. Rude, unhelpful and down right unprofessional. Avoid.

Not recommended
The Property Management Service from Braemore Edinbugh for Landlords is poor and cannot be recommended.- avoid! - Overpriced workmanship - Cowboy builder were contracted - Telephone calls and emails were not returned A nightmare to deal with - avoid at all cost!

worst agency we experienced so far in Edinburgh
Very unprofessional . Especially we have problems about inspections- not coming during arranged time or coming late and even once happened that came without notice- this is even against the law and against their own contract. They really do not care about tenants, flats and customer care level is zero. I can strongly say this because we experienced quite some flat agencies in the past already. Avoid!

Avoid at all costs
We recently rented a flat from Braemore and from start to finish, the service we received was appalling. And their customer service is atrocious. We ended up cutting our lease short to get away from them. Some(!) of the issues we experienced were: - The Flat had not been cleaned and was disgusting/uninhabitable on the day we received the keys (including unflushed toilets!) - They took one month after notification to repair (amongst other things): heating; hot water; front door lock - Left the property unlocked (and the garage wide open!) after facilitating a viewing. - Undertook an inspection of our property without notice or authorisation. - Failed (again) to lock the property after the unauthorised inspection. - Never responded to our request to repair a window that could not be shut and blew open in the wind. - Repeated debt collection emails received, apparently due to an admin error on their part. - Raised unbelievably petty points as deductions to our deposit…including c£100 to clean three, small ground floor windows!
