Very poor check out report. Didn't take into consideration any wear and tear across the 18 months and missed out key pictures of oversights. Labelled things like "could benefit from a wipe" and "debris in the cupboard" when it was professionally cleaned by cleaners. Awful service, would not recommend.

Thank you for your review, and sorry to hear that. We have looked into your inspection, and as independent inventory providers, we do have to record the full condition of each area of the property, which does mean we have to note any cleaning oversights that we find on-site. We always take into account fair wear and tear, and make assessments based on the type of home and length of tenancy. During a check out inspection, this is based on a comparison against the original principle report, and we are required to note the changes that have occurred during your tenancy. After each report is delivered, we always offer a 7 day period to comment on our reports to ensure all parties are entirely happy. This applies for both the check-in and check-out reports. Taking into account the nature of our business, we do accept omissions can occasionally occur, and if this does happen we would kindly request that you contact us directly, as we’d be more than happy to discuss this with you, and if needed revisit your property to ensure the report you have receive is fully accurate. I am a landlord and the rental agency uses Open House Inventories. As others have said there are huge inconsistencies. Things that have been missed on the last check out include, but are not exclusive to: - Blue scuff marks on the ceiling approx 12" by 6" or more - A paint can ring on the floor - Missing cutlery drawer in the kitchen - Food in dishwasher, clogged dishwasher filter, dirt on underside of wall cupboards in the kitchen - Stains on curtains (I had the curtains dry cleaned and some of the stains remained, these were not noted on the check-in for the new tenants either) - Holes and furniture marks in the floor I took the property back for redecorating and it's a good thing I did because it's grossly unfair on the next tenants. I have taken my own photographs of the damage etc. so that the new tenants are not blamed. Definitions of what is clean and what is not are hugely biased in favour of the exiting tenant. Feels like they resent landlords taking the initiative to refresh a property. Landlords & tenants - I suggest you do your own thorough check to make sure inventories are correct.

Really poor website. Their main focus from the start is to gain more customers rather than make it easy to look at properties for sale. I was looking for a property that has a new sale board in the garden, which after 4 days is still neither on their website or on Rightmove.
