February 2022 DO NOT ALLOW BALGORES TO MANAGE YOUR RENTAL PROPERTY!!! I am personally having the worst experience with the Balgores in Dagenham. They bought out Woollens property management, who were fantastic, and that is how i ended up being under Balgores management. Balgores will not attend to any repairs at my property which is falling apart, since being under their management. For three months i have been asking for them to send their contractor to do an assessment, and keep being told that they will contact them. Their manager, Paul Loding, is useless. NEVER SIGN ANY KIND OF COUNCIL SCHEMES WITH BALGORES as they will just collect their commission and not take care of your property. They did not inspect my property for two years until i kept asking for an inspection report. The property was inspected in October and had a hazardous repair needed. I asked for and was given an inspection report in January, and despite my requests the hazardous repair has not been fixed and it is now five months later. I also was informed that the tenant complained of cracks in the downstairs ceiling that looks like the ceiling is going to fall through, and despite my requests Balgores has no care nor sense of urgency to attend to my property and fix it. They forgot to pay me my rent for three months at the beginning of 2020, and then shortchanged me one month when i asked for my money. They have double charged me for repairs, and then Paul Loding had the nerve to argue with me when I brought up the discrepancy. I actually had to do the math on a piece of paper and send it to him via an email for him to understand. He then refunded my money. He ignores issues, and his response to me two days ago was that he has a new property manager starting in a week. Balgores is deplorable when it comes to property management and I feel that i have no choice but to report them to the authorities. Only have Balgores manage your rental property if you want to be cheated out of your money, not have repairs done, and just have a them collect a commission for not doing anything. Property of Ms. k. Williams April 2022 Part of the downstairs ceiling fell down due to their negligence which cost me money, even though the Council reimbursed Balgores for most of the repairs, which I asked them to cover. Update March 2024 I requested that I get my property back in March 2022, via an email to Paul Loding, regional lettings manager. I don't believe that initiated the process because he never responded to my request. Six months later, I made the same request to Amanda Farmer, and I believe that she got the ball rolling. I have a 12 month lease with a clause stating that I would get my property back with the tenants rehoused in approximately 60 days. It is 2 years later, and I keep being told that the council has nowhere to put the tenant. I have not had an increase in my rent in 8 years so I know that I am not getting the fair market value in rent. I feel that I have been misled because I was not told that the 60 days could be two years or more, as far as getting my house back vacant, as I would never have signed up for that. It is as though it is not my property. Imagine having a house that you cannot sell because the tenant can't be rehoused. I am very upset as I cannot sell my property as I had planned. Their resolution is to advise me to get a solicitor! I would advise everyone not to enter into any letting contracts with Balgores. Furthermore, I am not getting copies of contractor invoices that I have been asking for since October of 2023. I don't know why that is an issue with Balgores, as the previous company was transparent and would freely provide me with contractor invoices promptly

Enquired about a property in Varney Gardens and the sales agent was abrupt and rude requesting all my information to just say she has got no viewings which they could have stated from the start. Disgraceful information gathering techniques used by the company! Please delete all my sensitive information from your system, if my information has been sent to third parties, I will be contacting Information Commissioners Office in line with GDPR REGs.

The worst people to buy from specially the manager is the worst agent I have come across. Very toxic and if you go to buy with them you will regret it. Please avoid in all cost and sellers please don't sell with them as they are liars

Absolutely unnecessary insisted on a reservation agreement. The sale fell through due to no fault of my own however, I only received a partial refund. Unfair and unnecessary

Hi Maria, Apologies that you feel this way. Our reservation agreements are to protect both buyers and sellers, most especially in this ever changing market. We recommended a reservation for your purchase given the fact it was a more familiar process to the vendor, as it adopts a similar committed sales process they use in Ireland (where our vendor is from). I must emphasise, it was not a stipulation and/or mandatory to an offer being accepted but merely a suggestion to help both parties avoid being gazumped and to equally ensure there was an extra level of commitment from both parties involved. The sale did indeed fall through at no fault of your own but equally not fault of the vendor. Since your review, I have chased up the cost you incurred for the reservation agreement and understand you have now been issued with a full refund? In not, please do not hesitate to get in contact with me and I will be sure to have this rectified immediately - I believe you still may have my personal contact details. Apologies if you were unable to see the benefits of the reservation agreement. The agents are liar. We wanted to put an offer but they said after viewing we can do that. Half an hour before the viewing, they cancelled and said property is gone. When asked one agent said they had few viewing before and one of the tenant called and offered last night. Their manager Paul said the landlord found a tenant and arranged viewing last night and the property is gone. They are not even consistent in their lies. Stay away from this agency.
