Adequate

The people I have dealt with at Alex Neil were all very nice. However, as an organisation, it is not there to represent the interests of tenants. It took about five months to get an external sliding door fixed. They tried to show buyers round the flat four months before the end of the tenancy when the landlord decided to sell, and I had to remind them of my legal right to quiet enjoyment. And now I am being forced to pay Alex Neil for a landlord reference for my next flat. I have never been charged for a landlord reference before, and I think to charge for this is somewhat cheeky given the other fees we have paid Alex Neil.

Dear Anon Y, I was very sad to read your comments as I believe at all times my staff members have dealt with your matters as promptly as they could. I understand that the door handle was replaced after several months, due to the matter being referred to the block Managing Agents (as it was a warrantee matter relating to the block, for which you were fully aware). In regards to a Landlord reference, I understand this has now been done Free Of Charge. I hope this confirms all matters and I thank you for being a previous tenant. Kind regards David Hatch, Director

Unreasonably high fees, took my holding deposit

Very disappointed with the way this agent has treated my case. Tenants, beware! I have paid the holding deposit for the tenancy at 3 athol square, e3. Have sorted the reference documents out within a day and have failed referencing. Have paid £540. My tenancy was meant to start on the 2nd of may, I have failed referencing on the 21st of April (which is reasonable time for the agent to find a new tenant). The agent didn't even give me any T & C's for the holding deposit and agent Kamen told me that in case I fail the tenancy, there will be an opportunity to present with the guarantor. But it wasn't the case. I have offered more names on the tenancy, the guarantor, asked for alternative options (which any agency usually has, something like paying more deposit), but it was declined right away. It's not a fair practise to charge £540 just for referencing (the standard referencing price is up to £150 per person) and for 'putting the property back on the market'. Very unprofessional and unreasonable expense. Have taken them to Small Claims Court after a legal advice from my lawyer. Wouldn't use again.
