A buyer that had seen the property on the Open Day previously, lost the house they were buying and came back to us with an offer, the offer was £5,000 less than your offer . We are, as agents legally bound to submit all offers to our client, In this instance as you were in a chain and were dependent on selling your property, our clients chose to accept the other offer as the other party were chain free, lived locally and had just lost another property, the buyers were in rented accommodation and had a tight deadline to work towards, hence the transaction was completed quickly. The sale to this party was not in progress until then, furthermore, there was little point in you viewing the property again until such time as your property was very advanced in the sale progress. You were not invited to increase your offer or given the chance to move quicker, as our client wanted the chain free buyer to proceed as there was less chance the sale could go wrong, they were prepared to accept £5,000 less as they wanted to move quickly.
