I deeply regret having my flat advertised with Belvory for the past few years. The experience has been incredibly frustrating, as they repeatedly failed to secure a sale. The agency provided misleading information about potential buyers, which led to the cancellation of the sale process three times. The staff at Belvory are unprofessional and appear to lack proper training in both marketing and property valuation. They initially lower the price multiple times to be able to sell the property which caused more damage to my sell process. On one occasion, the owner blamed a staff member for the poor handling of the sale and assured me that things would improve, but nothing changed. I would strongly advise against working with this agency. They are untrustworthy and ineffective, and I have had nothing but disappointment throughout my entire experience with them.

We bought a house through this agency and we can’t regret more. At the first glance we liked the house but didn’t know it was in awful condition as we are not builders. Our mortgage took so long to get and then when we have our mortgage sorted we wanted to have a private survey to check the property but unfortunately it was immediately refused by Paul the manager of Belvoir saying that they already waited so long for us so didn’t want to delay the sale any more. He knew that we were desperate as we gave notice to our landlord so we had to move in as soon as possible. As a result we trusted him and his client when they said the house was in good condition and doesn’t have any major issues. This was our biggest mistake ever to trust them. If Paul didn’t know that the house is about to collapse and has too many big problems then he shouldn’t have stoped us to have private survey. Since we moved in we are still struggling with major issues and huge expenses. Wish we didn’t buy this house and didn’t listen to them when they refused the private survey.

This sale was agreed on the 2nd April 2024 for £317,000. There were two mortgage valuations for two failed mortgage applications, nothing to do with the property itself, but because of issues following financial checks on the purchaser. At that time, the property was being marketed as o.i.e.o. £310,000. On the 20th June, I was instructed to re-market the property with a new asking price of £320,000 and on the same day received an offer of £319,567 from an alternative buyer which was accepted by my clients. Shortly afterwards, your mortgage broker advised me you now had a mortgage offer, albeit the property had not been surveyed, because the surveyor had conducted a desk top valuation. I contacted my clients to take their instructions as to continue with the new buyer for £2567.00 more money then you or to revert back to you as you were supposedly pretty much ready to exchange contracts. They agreed to revert back to you on the condition contracts would be exchanged by the end of the following week. We were then told your lender had decided to have an actual surveyor attend the property to confirm your mortgage offer, which created another delay. Then after all that, you contacted me to say you were going to have a level 2 building survey, but the surveyor could not do it for two weeks later. It was at this point I wanted to know why on earth you were doing the survey now as it should have done weeks ago. Bearing in mind, the only reason my clients stayed with you was because in theory you would be able to exchange contracts imminently. What I said to you was, that you either proceed or I would go back to the other buyer whilst I had the opportunity to do so. It was your choice to do so and nobody else. I have never misled you regarding the structural integrity of the property. I had only seen the property with all the walls being papered. Three different surveyors had been to the property on your behalf with no mention of any issues so I said presumably it must be okay. Did you take advice from your solicitor regarding whether or not you should proceed without having a private survey? I visited the house whilst you were away in Turkey and met the gentleman who was working on it. I was shocked to see it completely stripped of wall-paper, plus plastering missing and some lifted floor boards. There is no way you have been deceived by anyone. You are adults and capable of making your own decisions.

They said they don't rent to people on benefits and intact have no shame in eviction. I claim because I am disabled and this goes against the law and my rights. When I brought this up they said they simply do not care

Thank you for your review, you are wrong and we do rent to people on benefits, we have worked with the Council for many years and many of our tenants are people who were homeless, had no income and no prospect of finding accommodation. It is all up to the Landlord because he is the owner of the property and he decides who he wants to rent his property to. And the flat you asked about unfortunately the Landlord wants someone who works full time and passes references. We represent the Landlord and collect our Fee from the Landlord so we have to work according to his wishes. I wish you the best of luck in finding accommodation.

Attempted to view a house which seemed to go well! Until we pointed out it had no cooking utensils and they need to provide an oven or microwave minimum. Then they instantly claimed the property was sold, but we can still see it's vacant, still listed on the website and Karolina refuses to answer our emails. Thanks for showing us what the company's all about Karolina 👍. Tldr: Look elsewhere, you've never heard of Belvoir for a reason.

The way Paul Matthews spoke to my partner was disgusting, the rudeness and arrogance of the person was shocking. To buyers and sellers - I would take your business elsewhere.

Paul matthews needs a lesson in basic customer service. He is extremely rude and lack basic customer service skills. Refusing offers on propertys which he is legally obliged to take to the sellers. And refusing to allow me to view a property which is still available

I called today and someone answered she was unfriendly at all and like she is in hurry or she didn't even bothered to assist at all I asked about a flat and it was taken but I was so keen to see any other flat might be available in the future but her phone attuide was unprofessional at all it put me off tbh to call them again to find something good for me

mark from this teams attitude was horrific and the managers they sold a property without informing me even though I had email confirmation with offer accepted and I wouldnt have known until I rang them and the response was he didn't care and that he didn't need to inform me otherwise he would be going back and forth. Awful communication from multiple people who work In there ! Arrogance and pettiness from the manager , worst company I’ve ever rented from they caused my mental health to be its worst it’s ever been , and also never followed through with fixing utilities that stopped working which I reported months before , do yourself a favour and never use this company Estate agent Luke should have never left only good thing about that placeNegativeResponsiveness, Professionalism

Hi Paulo, I am sorry to see you have left us a one star review based on you not receiving your deposit back. Unfortunately as you just vacated the property with no notice the deposit was awarded to the landlord to cover your final months rent.
