Despite rental property being empty they will not book a viewing. Using lie about the reference criteria not being able to pass. I use goodlord myself and know the criteria. Landlord be aware your house might be empty for a while.

Hi Izzy, As explained in branch, our referencing process includes an affordability check, which requires an income of at least 2.5 times the monthly rent in order to proceed. You mentioned you had a guarantor, and for them to meet the referencing requirements, they would need an income of at least 3 times the rent. Unfortunately, this criteria wasn’t met, which resulted in the referencing being unsuccessful. Ultimately, it is the landlord’s decision whether to accept an applicant with a guarantor. In this case, the landlord has confirmed they would only like to proceed with applicants who are able to pass referencing independently, without the need for a guarantor. For that reason, we weren’t able to move forward with your application on this occasion.

I wouldn’t recommend this estate agency at all. Me and my boyfriend applied to rent a flat through Manning Stainton and were told everything looked good. Then out of nowhere they said the landlord “wanted more people to view” and didn’t give us any proper reason why we weren’t being considered anymore. Clearly this letting agency discriminates people.

Hi Mantas, you passed our criteria check but it's a common occurance for landlords to want to take further applications. Regarding discrimination, this would be impossible as we don't disclose anything of a personal nature to the landlords, and therefore we completely refute your claim. Got me the worst Landlord... 1 year gonna be super toxic in my life. Stayed 20 days in hotel as they messed up my moving date. May be I am paying for my sins in past life by choosing them.

They are the worst Estate Agents I've been with they are very pushy I rented a property from them for about 4 years nearly and bray on door if you don't answer for example if I've done a night shift and tell them not to come round at a particular time they still come round and try let them self in there's been times when I went shopping and come back to them in the flat . They take a fee and bond plus 1 months rent upfront when I told them I had to move out they didn't give me chance to get anything sorted before trying to move someone else in I cleaned the flat and made them aware of any problems I also sent photos to the landlord they checked the flat and slapped a big bill on to of not getting my bond back they even charged me for damages to my own furniture and a charge for removal of my own furniture I found that they was heartless about the fact it made me homeless with no money I would strongly suggest not to use this company

Landlords lose money and tenants don’t know when they can move in. People reply to email as and when they feel like, communication is pretty awful with customers and internally between each other. Doesn’t seem that they really know how to run a business to be honest. Customer service is a joke and I’ve called multiple branches and seems this is embedded into their culture. If they do eventually decide to answer the phone, good luck trying to find anyone who actually wants to help, provide next steps and backup properties. Apparently this doesn’t come naturally to probe for any of the above, you will have to fight a lot to just understand how they’ve decided to run a business and for them to give you a solid answer on anything. Generally an unprofessional agency which I will not be using again. And after looking at their social media platforms it also looks like it’s a sexist company too. I feel sorry for anyone that works there, because generally everyone I’ve spoken to has been miserable and unhelpful. Don’t waste your time, go anywhere else or rent privately. Job will be done quicker and you’ll actually know what’s going on.

Terrible letting agents! Had nothing but issues with them during our 9 year tenancy. Very poor at carrying out repairs - as an example, we waited 3 years for a shower cubicle to be repaired. I will not use this company ever again!

Unfortunately the service seems to have gone downhill, even considering the difficulties of working in the current climate.

WARNING TO RENTERS: this estate agency will attempt to claim large fractions of your security deposit regardless of the condition of the property when you vacate. If you must rent through them, ensure you take detailed photos of every room including any and all dirt, damage or disrepair. Note each of these in your 'check-in report' and take a picture or a scan of it for your own records before returning it to the agency. If (when) the agency attempts to wrongly claim against you I strongly suggest creating a detailed dispute and submitting it to the Tenancy Deposit Scheme. The scheme awarded 70% of the deposit back to us after the agents attempted to claim 80% of our deposit with spurious justification.

Either incompetent, or underhanded to the point of dishonesty; avoid if you possibly can. Check my other reviews, I'm a reasonable guy and don't say this lightly. After eighteen months as the perfect tenant, putting up with generally 'meh' contactibility and service from Manning Stainton by telling myself things were fine and I didn't need them anyway, the real problems began. After moving out, it took *eight weeks" to get a proposal to return my deposit. A proposal that didn't even reflect the condition this firm recorded in their own check out report. Not eight weeks to get the money; eight weeks to get a RESPONSE. Not sure they'd have been so quiet after eight weeks with no rent, but who knows? Evidently complicit in their landlords' tactics, if they bother responding at all they'll delay and delay with excuses about work (while the property is remarketed, of course) in hope that you'll be desperate enough to accept any deduction when it finally arrives. £10 to tighten a screw in a light switch! £40 to replace a £5 wardrobe bar with a slight dent! Charging for items you've raised as broken during the tenancy! They'll even connive with your landlord to try to screw you for cleaning charges after the property's been open for viewings for months, despite preparing a report showing it was clean when you left! Unless you fancy pursuing claims through the regulator to get back your own money, avoid.
