We are in the process of renting a student property and CJ Hole representative Frankie Bath (our estate agent) has been particularly helpful in explaining the details to us and the process of renting (as it's our first time). She's been very friendly and polite and exceptionally helpful. However, at the beginning of our enquiries into the student house we were disappointed by the level of service we had on the phone - unlike Frankie, the full details of the terms of rental were not fully disclosed (something that should be essential for first time renters/buyers - especially students) and when questioning the terms (to be specific the joint and severally liable tenancy contract) the person on the phone was very rude and defensive and threatened us with terminating going ahead with the agreement. It doesn't need to be said we were within our rights to question the term and for our guarantors to be concerned at the lack of transparency and communication from CJ Hole. However, since the initial hiccup we have been more than impressed with CJ Hole and Frankie. Perhaps just worth noting that students are still customers of your agency and should be treated with the same level of respect as other customers (especially as we all pay the same agency fees).
Not really pleasant experience ,when I 1st moved in to my house , the house was in a state like hairs still being in the shower and much even little nails on the bedroom floors , house was said to be professionally cleaned but clearly was not to the best standard . Rafel at the end of our tenancy made a mistake with my our deposit amount for the rental amount leaving us all a little confused with the supposed amount we were getting back however it was sorted after a quick email from my flatmate , however just seems quite unprofessional , to add at the end of our tenancy and once rafel had done is inspection there was notes of blue tac marks in our kitchen but no one had put anything up in the kitchen and in one of the bedrooms we had new windows installed and so there was paint or something like that left by people who had installed them , but we had that taken off our deposit , no point to appeal but find it quite silly that we were deducted for those . Other then that it was alright but could’ve been a bit more better to standerd
Had a good experience initially renting through CJ Hole, however at the end of my tenancy they were very unreasonable regarding deductions from my deposit. Despite cleaning the house to a reasonable standard, they were adamant that they wanted to make large deductions from my deposit. They score each rooms cleanliness out of 5, 5 being the worst possible score. They gave one room a 4 because of 'heavy dust on window', one room a 3 because of 'light dust on skirting'. To recieve the second lowest score in my opinion, the room would have to be similar to a squat. They proceeded to deduct almost £400 from my deposit for the cleaning of the house, so they are either being conned by their cleaner, or I have been conned by them. They also deducted £15 to replace 2 lightbulbs. I managed to get the overall deductions down by £120 so it is definitely worth arguing with them, however I have just had a baby so ran out of energy and regretfully let them take the rest out of my deposit. Overall I would say if you have an option, they're best avoided, bunch of crooks looking to rob your deposit.
More like zero star! Arrogant Rafal of CJ Hole money grabbing unhelpful piece of work. Very quick at pointing out faults some of which were there before we moved in….i.e blue tac on kitchen wall. Funny, when you need him in the freezing cold, and the water and heating go on a Friday night his answer FOLLOW THE PROCEDURE…contact the emergency plumber, who would not do anything until the Tuesday, then it goes again after supposedly being repaired. Funny when rent needs to be paid there is no delay grabbing that! When we moved in we pointed out things were unfinished this fell on deaf ears. He made us weed the driveway but guess what there were no garden tools supplied, so had to go and buy some, not good for a student budget! It was also suggested that we get a cleaner that they recommended, with whom I got in contact with after many attempts who said they would get back to me. After two weeks of no contact and me calling every day, they finally got in touch with me and told me Ramal said we no longer needed her. Definitely does not view students the same as private tenants!
