Contractors attended the property on several occasions, and all inspection reports concluded that the presence of mould resulted from inadequate ventilation within the premises. It was recommended that the wardrobes in each bedroom be removed to facilitate improved air circulation; however, this recommendation was declined by yourself to avoid disruption. All necessary electrical works were completed prior to the commencement of your tenancy to ensure the property complied with the required safety standards. Furthermore, all maintenance issues reported during your tenancy were addressed and resolved promptly and appropriately. During your tenancy, you requested consent to repaint the property throughout in magnolia. Upon completion of the tenancy and following the checkout inspection, it was observed that the kitchen had been painted grey. Acting on the landlord’s instruction, we submitted a claim for redecoration costs through the Deposit Protection Service (DPS). The matter was subsequently reviewed by an independent adjudicator, who determined that the funds be awarded to you rather than to the landlord. For the avoidance of doubt, Martin & Co have not ‘taken money’ from you, as alleged. The deposit claim and subsequent adjudication were managed entirely by the DPS in accordance with their prescribed procedures.
