I rented one of their properties for two years. While Adrian is a good, kind and friendly man in general, I was left deeply disappointed by how things were handled when it came to the deposit. When I moved in, I clearly mentioned that I didn’t want certain pieces of furniture in the flat. Adrian agreed and said it wouldn’t be a problem — that the items could be moved to another property. There was never any mention of me having to pay for this. Now, I’m being asked to cover the cost of paying for the greedy landlord's furniture, which feels unfair and misleading. I did agree to buy a new sofa, however - which I did do. I also agreed to pay for a doorbell I had removed, but I was charged £40 for a model that sells for under £10. I would love to see the receipt for the new doorbell:)? I was also left without access to the electricity meter for 18 months, despite repeatedly asking for a key. I never raised this in my deposit dispute, but probably should have done so. Over the course of two years, I paid approximately £54,000 in rent and looked after the apartment with enough of a care and kept to myself as much as a tenant can.. After 13 years of renting in London, I have had my fair share of problems with estate agents, but have never faced any deposit deductions, aside from a £13 charge for a nail polish mark on the floor.... I was surprised and disappointed by how this has been handled. It’s sad that some landlords or agencies are so desperate to milk the tenants as much as possible and their greed is baffling. Especially considering that the landlord cheap skated as much as possible throughout the two years of my tenancy. I always just tried to improve things in the very old and poorly maintained property - albeit in a great location - that I was paying a LOT of money for. As I mentioned, Adrian is a good man and I wish him well, but the fact that he's allowed for this scam to happen, is nothing short of disappointing.

I'm sorry to hear that you were unhappy with the deductions proposed at the end of your tenancy. I had hoped we could have discussed everything in person before your departure and did extend an invitation to meet, which you chose not to take up. I believe that might have helped us to reach a mutual understanding more easily. The only deduction we submitted was in relation to the removal of furniture without permission, as outlined in the tenancy agreement. We did not seek any costs for cleaning the property, even though the cleaner you arranged was unable to complete the job due to illness. We undertook the cleaning ourselves as a gesture of goodwill. Nor did we pursue any compensation for the delay in regaining possession, which occurred 24 hours after the tenancy officially ended. I also made several attempts to resolve matters amicably after the tenancy concluded, but unfortunately did not receive a response. As a result, the matter was referred to an independent tribunal for a decision. I'm sorry that you disagree with the outcome, but I do wish you all the best for the future.

Quiet lovey area but communal has odour smell and it sneak into the flat through the main door.

I am very sorry to learn that there is an unpleasant odour in your communal hallway which is filtering into your flat Tommy. When we were advised of your google comments we advised the Landlord immediately and a colleague did try calling you twice but your phone went to voicemail on both occasions. However, it is not our responsibility to report any issues you experience to your Landlord. Whilst renting the property all issues should be addressed to your Landlord direct as we are not the managing agent for your property, the Landlord deals with all maintenance etc himself. Worst experience I had in my entire life, they used a company called GoodLord for references who did not look at whole entire income because staff do not know what they are doing, they are unhelpful towards single parents and legitimate hardworking people. The staff come across rude, disrespectful, obnoxious, if your fake and full of nonsense they certainly will take you on good luck if your thinking of them being your estate agent. Absolutely very unprofessional.

They aren’t open at weekends, don’t return your calls or messages and don’t advise when properties are under in offer which is unethical in order to collect client details and put potential buyers under pressure to speed up sales (if you don’t find a buyer for your then we’ll move on to the next on the list) Make promises that the don’t deliver on. They are only really interested if you want to sell through them to line their pockets. Also Janet Holt is always on the phone or otherwise engaged never returns calls either. Receptionist would be brilliant at a doctors surgery if you know what I mean. Really disappointing. I’d avoid if I was you!
