After being given further information, I am giving Belvoir a great score. They've sorted the issues out and I'm much happier. UPDATE 2: I received a phone call from Chanel, and it turns out that the issues were being caused by the landlord and not Belvoir. The landlord was attempting to claim full payment for the cleaning of the property, despite the property not being clean when we moved in. UPDATE 1: They've now attempted to deduct money from my deposit... FOR ANOTHER PROPERTY! As a student, all I can say is AVOID. This is my first experience renting, never again. I wouldn't have left this negative review if my current checking out process hadn't already become painful to the point of doubting the literacy of the staff involved. Recovering my deposit: We received our final check-out report for the property, with several claims that we need to replace/repair certain things in the property. It didn't take me long to notice they were stating a large chunk of things that were reported on the check-in document. As it turns out, the images provided in the check-out document, were the same images from last year, NOT this year. Demonstrating that their images support my claims, and not theirs. I stated that I would like them to provide me with a document that includes the images that support their claims, and made a list of the claims I disputed. The response email asked me to provide my own evidence within 7 days, despite their evidence already supporting my points. No acknowledgement of my previous points or clarification as to what they need evidence for. This makes me feel uncomfortable as I do not know if they are going to make it so I have to fight a battle with them over evidence they have already provided, but seemingly have ignored. Getting the property: The company doing the guarantor checks to a long period of time to process the guarantor information, and when I spoke to Belvoir about this, they stated that it wasn't their problem. I stated that we've done all we needed to do, and if the communication with the company they use to process these things, are not doing a good job, it reflects badly on them. My blunt, but controlled complaining led to the manager threatening to withdraw our tenancy, the day we were due to pick up the keys. This scared my fianceé, a 22 year old student from Lithuania with no experience of these types of disputes. I'm not an aggressive person, I feel like they would exaggerate any negative emotionality to ensure you play on their terms. While in the property: Generally our experience in the property was fine, apart from the extended period we had to wait for our heating to be fixed.
