Our experience with RMA Properties was extremely disappointing, and I would strongly advise others to avoid using this agency. From the very beginning of our tenancy, the property was not cleaned to a professional standard, despite this being expected before new tenants moved in. It immediately gave the impression that little care had been taken to prepare the property. Communication throughout our tenancy was consistently poor. Our property manager left the company, but RMA failed to inform us or assign us a new point of contact. As a result, multiple emails went unanswered and were not forwarded to anyone else, leaving us without support for long periods. We also had major issues with the sofas in the property, which were unusable. Despite this, it took nearly two months of constant chasing before they were finally replaced. During this process, RMA repeatedly insisted that one of us had to be at the property because they claimed they had lost our spare key. We rearranged our schedules and missed multiple university lectures to accommodate this, only to later discover they had not lost the key at all. On numerous occasions, we felt that RMA prioritised the landlord's interests over ours, despite us being paying customers. We were often made to feel as though our concerns were an inconvenience rather than legitimate issues that deserved attention. The overall maintenance of the property was also poor. It was obvious that little to no upkeep had been carried out between tenancies, leaving us to deal with problems that should have been addressed before we moved in. Towards the end of our tenancy, as final-year students, we finished university a couple of months before our tenancy ended. We spoke with our property manager about finding replacement tenants to take over the remainder of the tenancy, which we were told was permitted under our contract. We found suitable replacements within a few weeks, but RMA took so long to process their applications due to their poor communication and delays that the landlord ultimately rejected them. We were then informed this was because of the new Renters' Rights legislation. This information was never communicated to us beforehand, and had we known, we would not have wasted our time finding replacements or waiting for RMA to process them. Overall, our experience was frustrating from start to finish. Poor communication, lack of professionalism, slow responses, inadequate property maintenance, and a clear lack of consideration for tenants made what should have been a straightforward tenancy unnecessarily stressful. I would not recommend RMA Properties to anyone looking for a reliable and professional letting agency.
