Avoid MoveNow! ALBION ST Firstly the property was not great at all, damp half of the bedroom. Walls was covered in holes. I put my hands up I wasn't going to raise these issues as I was just happy securing a place. But these things should have been rectified prior to moving in! I was advised the bedroom wall would dry once I had the heating on..I moved in and noted immediately the heating was not working, I was told that it was the energy provider issue and not there's so after chasing that I was told it was a fault within the property. This was week3 (Jan/Feb2017) I've never felt cold like it! I entered the property in week5 (still having no basic facilities as a legal requirement in the tenancy) gas was pouring from the back boiler. I called northern grid and they immediately cut the line which forced them to act as they had found a leak. Even the engineer from northern grid gave me a heater as he was disgusted how they could leave me 5weeks in the cold he felt. Not only at this point all my bedroom furniture started going mouldy from the damp!. 5months later same problem. Sat the heating wouldn't spark up, M.Now not open over weekend,so called them Mon to note this and I was told they would chase it up, nothing, Tues repeat. Weds I personally walked in and all times spoke to jamie ."il chase the landlord". Thurs I left it and waited til half 4 Fri before they closed again for the weekend and said right il get someone out and retain a receipt and knock it off the rent (spoke to nikki on this occasion) who said right they would send someone out but it'll cost me £65 if it's a small issue!! Guy came and said a part had gone and it would cost them to replace it but it wouldn't be today. Well they responded by sending someone else out "Mike" who noted the issue and temp fixed it and said he'd make the landlord aware it needs replacing. This was never fixed! Between this my first inspection I also noted to Jamie that there was a plank of wood size gap at side of bath that had been present since moving in but wasn't noticeable as they glued the linoe to the bath and only came apparent once walked on, I didn't bother chasing as Id already gave up with them. I finally chased it, i noted this to mike as well in June a month later after the inspection when he was doing the annual gas cert) and he said that they was issues in pretty much all the flat this landlord let's with faults,leaks. bearing in mind Mike is a contractor that they used and he never faulted the actual landlord as he got rapid response if he was to contact him directly however he wasn't complimentary to the estate agents, I must express this gap was getting worse and it was at least a good 6foot drop underground if the rotted planks gave way. Mike attended this and made no mistake in letting me know how useless this estate agents was and this would be the last job he'd do for them. He had a look and said pretty much the lot needed pulling out as the beams supporting the bath was crumbling and that I should cease to use the bath as it wasn't safe. I never saw Mike again once he advised what needed doing. A different guy came and just reboarded the gap!, Then having no hot water for the last 2weeks of renting in july a month late of renewal of the gas cecert legal requirement who condemned it! I have email correspondence of all this over the last month which I was advised to have evidence from EHO and Wakefield council. I will take this further they have the cheek to try to claim some of my deposit after making such improvements for a *free gift* that never worked as it froze or chilled the food not safe to store food in and I removed it for them. Clearly crooks to have probably known this and charge when it wasn't on the inventory check list, wouldn't mind it was probably left from the last tenant that they charged for removal and gave it to me as a free *gift* sums it up really. This is just a hindsight as to what you are expect if m.now are managing the property whether they want to pass the blame to the guy there managing for it not. Very professional
