Was told sale was agreed. I cancelled other viewings. Was hassled into paying solicitors fees to get ball rolling. As soon as I did sale fell through as a higher offer Was received so wasted money . If they hadn't hassled I wouldn't have paid solicitors fees so quick and not lost money so won't go near again now

You’re right in noting that auction can sometimes provide a more secure route to purchase, particularly when looking to avoid similar issues in the future. However, it’s important to be aware that the auction process often requires a financial commitment prior to the exchange of contracts and may not be suitable in all cases.
With private treaty sales in England, unfortunately, the transaction is not legally binding until contracts are exchanged. That’s why we requested that you instruct a solicitor, it enables us to issue the memorandum of sale and initiate the legal process. Without this step, the purchase cannot progress towards a binding agreement.
