Went to Dawson's when my partner and I were looking for somewhere to rent and personally I wouldn't recommend. I saw around 5-6 properties with them over two appointments. On the first appointment the estate agent showed up late and told me it was because he'd been buying his girlfriend vodka from Lidl. He mentioned he isn't allowed to do stuff like that in work hours but 'if no one sees' then it's fine. So not the most professional introduction. I also wasn't overly impressed with his ability to show me round a property - mostly he just unlocked the door and I would have to go in first (even with properties that were currently occupied and had people at home). We got to one flat and he quoted a monthly rent that was £100 cheaper than what it said online. I queried this but he insisted the online price was wrong. On this basis I booked a second viewing so my partner could come and see the place. He did give me a lift home as it was close by, but didn't want to pull over and I pretty much had to get out of a car that was still moving (albeit very slowly). On my second viewing I met a different agent at the flat that I was viewing with my partner. He gave the correct price (£100 a month more expensive) which essentially meant the viewing was a waste of time as the flat was not in condition where that rent was reasonable. We then went and saw 2 more flats, one of which was about £50 a month over our maximum budget. The agent suggested that we offer a lower monthly rate and that the owner would be open to us having a cat (not a deal breaker as we didn't have one at the time, but we were keen to get one). Later that day I visited the office and was told that this owner would never allow pets or drop their prices due to the quality of their properties (which in fairness were very nicely finished) and that 'everyone' knew that. At this point I felt fairly messed around and had had enough of the conflicting messages so went to Fresh instead (which I would recommend). Ultimately, it's not the worst customer service I've received, but I felt messed around and would add that when it comes to something as stressful as finding somewhere to live it's just not what you need.

Viewed a house to rent a couple weeks ago the agent Jessica was lovely however after jumping through numerous hoops and being strung along four days before move in date they rejected the application even after passing the referencing section on my own and also then further adding a guarantor at the letting agents request. In addition they lost documents three times and I had to repeatedly send the same document at least four times to ensure my application had everything they needed. I think the fact they rejected my application four days before move in date is utterly ridiculous and unacceptable when I had been approved and everything had already been signed it is disgusting.

I would NOT recommend this letting agency based on my experience as a tenant - if I was able to I would give this letting agency no star on here - I would. Throughout my tenancy, I experienced numerous issues with the property upon moving in which were repeatedly reported but either remained unresolved or were only temporarily addressed. These included the heater coming off the wall which posed a significant hazard, no bed mattresses in a property that is advertised as fully furnished hence I was unable to sleep in a property I was paying for until they finally sorted out mattresses for me, persistent drainage problems, foul odours, waste water issues, damaged flooring and floorboards, pest concerns, overflowing bins and waste management problems, and a washing machine that remained unusable for an extended period despite multiple reports. Contractors were sent to the property on few occasions after repeated reporting, but many of the problems continued and required repeated follow-up. The drainage and odour issues were particularly frustrating and had a significant impact on my day-to-day living conditions. The situation became so serious that I felt I had no option but to involve the local council’s Environmental Health department due to the condition of the property and the lack of meaningful progress in resolving the issues. I also experienced an attempted burglary during my tenancy. The development had no CCTV coverage and there were poorly lit areas around the property, which raised serious concerns about safety and security. I emailed the letting agency and they kept shifting the blame on to Xenia Estates. I would email them and cc them in emails however nothing would get resolved. Despite the distress this caused, I felt there was very little support or reassurance provided. Communication was disappointing throughout. I had extensive email correspondence with Bethany Screeton regarding the ongoing issues however she was extremely unhelpful, defensive, often rude and condescending. Rather than focusing on resolving the concerns I was raising, I was advised not to use ChatGPT when drafting my emails, which felt entirely beside the point given the serious property and maintenance issues that were being reported. As a tenant, I expected a property that was properly maintained, safe, and fit to live in, along with responsive management when problems arose. Instead, I spent a considerable amount of time chasing repairs, reporting recurring issues, and ultimately seeking assistance from external authorities. Overall, my experience was extremely disappointing, and I would encourage prospective tenants to carefully consider these issues before renting through this agency. MY RESPONSE TO THE BELOW AS THEY HAVE DISABLED ME FROM RESPONDING: I am somewhat surprised by several statements below by the Qube - particularly as they are contradicted by the documentary evidence I have now included. The provision of new mattresses was not a demand made after moving in. It was an agreed condition of the tenancy, confirmed in writing before occupation. The mattresses were not present when I collected the keys (see attached proof). It is also incorrect to state that the council disagreed with my concerns. Following inspection, Housing Standards formally identified issues relating to ventilation, drainage/odours and raised flooring, and requested remedial action within 28 days (see attached proof) which you did not meet. The comments regarding AI are irrelevant. Whether correspondence was drafted manually or with AI assistance has no bearing on whether these issues existed, I found the attitude of Bethany very unprofessional and disrespectful. Finally, the tenancy ultimately ended by mutual agreement following these ongoing issues and failure to repair them.

We concur that the building managers are not up-keeping that building professionally and in fact the landlords are looking into rectifying together this going forward. For the issues within your property, the landlord did repair the items that they could however the nature of your requests were rather exceptional. You demanded a new mattress the day that you collected keys and the landlord replaced this within 48 hours so we are unsure as to the negative feedback you have left for this given there wasn’t actually anything wrong with the mattress on your arrival. When we attended with the council they did disagree with your claims and subsequently closed your file, which does line up with your landlord’s opinion of the matters. We asked for you to refrain from having AI compose your emails because it was raising issues that did not exist and that you yourself could not recall (even this AI review contains discrepancies!). In the interest of clear effective communication we did always call you and attend in person to accurately ascertain how your experience could be improved and issues resolved. We understand that if you prefer AI emails that you would not align with this method of customer service but I’m afraid we cannot compromise our service.

I will never use this company to rent again. Lived in an apartment for nearly 3 years, I fought for about 12 months with regards to the state of the building (no cleaners because they ‘didn’t have the funds’), a hole in the roof (fire exit in the roof with no glass in it, was told to contact the fire brigade, I did, nothing was done) which flooded the carpet when it rained, and constant theft problems to name a few problems. But upon moving out there was general wear and tear (paint could do with some touch ups and a few dust spots), NOTHING broken or dented. I was stuck with a £417.50 bill at the end of my tenancy including the cost of a new couch and mattress £60 for a new couch, £80 for a new mattress (which should be replaced regardless because health and safety). Took to an independent adjudicator who awarded the entire bill to the landlord so the week of Christmas I’m not only £417.50 worse off, but the £60 I paid to fight this also will not be refunded or taken off the price. Disgusted and furious doesn’t even cover it. Joke of a company.

We appreciate there are two sides to each dispute, but there was a large amount of cleaning and more than a fair share of avoidable repainting in this instance. On this occasion, due to how the property was left, the independent adjudicator from Reposit awarded the landlord their full costs, considering how much they had to spend to return the property into the high quality, clean condition it was received. Regarding the wider building issues you experienced, these related to the responsibilities of the building’s management company rather than your landlord. Throughout your tenancy, both Qube Residential and the landlord raised these concerns repeatedly with the building managers, but unfortunately several residents were affected by the withdrawal of services in this development We wish you the best in your next tenancy.

We have used their service twice and both times we are very disappointed.When we went to their office, they just wrote down the postcode of the available rent flat on a piece of paper and told us to come and see the flat.but every time they said the landlord did not want to give us the flat ‘because of the baby.We faced at second time today.Just like they say "if we have babies we should sleep on the road." At least they did not get a single call about available flat when we go to the office in next time. We are facing difficulties carry a newborn baby and paid for taxies went to the location on time.but who care?they don't. After went to the location they always simply said the landlord did not want to. Why can't you talk to the landlord and give the right details without harassing the customer? If you staff have such a bit of knowledge, the customer will not be inconvenienced and this kind of bad review will not be posted. Please make sure at least not to harass your future customers and be responsible. anyway the worst service I ever used.👎

The worst experience by an estate agent I've used since 2018. Appalling staff, very un-professional, never in hurry to help purchase a property/home. The 'little boy' who answered for the past week, always says 'we are busy I'll call you back' guess what... the little boy never ever calls back. This was just one occasion, Dawson never give the truth about a property even when a vendor has stated certain aspects that may need attention, Dawson always turn the other cheek and don't say what the vendor states them to say! Absolutely awful and disgenuine 'estate agent', I've been going with Peter Alan, Belovir, Purple Brick, who always pay attention and understand my needs and give me satisfaction with every call. I'm just fed up of the lies and dishonest agents of Dawson who can never give a straight answer or the truth! RANT OVER! WISH I COULD GIVE A 0 RATING! THEY DONT EVEN DESERVE 1!
