A most disappointing and deceitful agency. Be very mindful of getting them involved for your property sale, as sole or even second agent, as I made the mistake of having them market my property as a second-entry sole agent back in late 2023. Having sold my property finally via the first agent, who introduced the buyer and negotiated the final sale, i found to my great horror and some eight months after my property's sales completed, an out of the blue debt collector's email acting on behalf of Kaybridge, demanding over £11k in unpaid commission to Kaybridge plus debt collector's fees!!! Clearly, there was and still remains no grounds whatsoever for Kaybridges ludicrous claim, or else, they would not have woken up to their alleged fees 8 months after. In short, a complete bunch of cowboys, best avoided at all costs...

To summarise the situation clearly: You signed our agency agreement and instructed us to sell your property after receiving poor service from your previous agent, and after withdrawing from buyers who attempted to reduce their offer. You asked us to step in and take over the sale. We did so immediately and invested significant time and resources into the marketing of your home, including professional photography, floorplans, viewings, buyer qualification, feedback gathering, and extensive work with our buyer database. Within one week, we secured you an offer at the full asking price, which you accepted. You later decided to change buyers in order to pursue a potential stamp duty saving. That decision was entirely your own, and we cannot be held responsible for the consequences of a change initiated by you. Our invoice relates to the services we fully delivered under the terms of the signed agreement. Like any professional business, payment for services provided is required. We are a family-run, award-winning agency with hundreds of satisfied clients, and we take compliance extremely seriously. We are fully regulated by The Property Ombudsman and operate in accordance with all legal requirements. Your recent email contained remarks that could be considered threatening or intended to pressure our company. These have been noted.
