Really disappointed . Our tenancy with Nicholas Humphrey recently ended and we have all been so frustrated and upset with their service throughout the year. Mid way through the tenancy, two of my house mates had no where to sleep with one sleeping on the floor with no mattress for 2+ weeks as a result of a major leak in the roof. It took the company over a week to address the issue and another week to arrange for someone to visit the property despite their out of hours maintenance informing us there was a good chance the roof could collapse in certain areas and the property was unsafe. Our property was not in adequate condition upon arrival including the carpet on the stairs not being fitted properly. Of course every house is not expected to be in perfect condition but even after informing the company of the issue after a member of the house injured themselves, the end of the tenancy came and the problem was never addressed. These are just two of the many issues we have experienced with Nicholas Humphrey and are still yet to receive any form of acknowledgement of our complaints despite numerous emails and telephone calls. To add to this, when it came to receiving our deposit back, we had £105 taken off - after contacting the company over the telephone to clarify what this was for, we were told by a member of the team that this was because there was some dust in the rooms. We vacated the property a month before the end of the tenancy as a result of covid and provided evidence of the property as it was left, in perfect condition. To be told that after awful service throughout the year, we would then have to pay such a large amount for the company to hire someone to clean dust, which naturally would occur in an empty property, is very unfair. It's so important as a student to feel comfortable where you are living and know you can rely on the letting agency to address any issues and concerns but this is just not the case with this company and I would not recommend.NegativeResponsiveness, Professionalism

Hi Abbie, thank you for taking the time to leave a review. We are disappointed that you feel we performed below your expectations during your tenancy. In terms of repairs, we do endeavour to fix all issues reported within a timely manner. Of course, there are a factors that can affect this, many of which are out of our control. Things such as the availability of contractors & the weather (especially with roofing problems) can delay work being completed. Unfortunately, this can be something suffered by tenants & home owners across the country and is very frustrating for all concerned. Apologies if we did not meet your expectations on this occasion. In terms of cleaning, tenants are made aware that they are responsible for the condition of the property at the end of the tenancy, and unfortunately not at the point in which they decide to move out. We use an independent cleaning contractor to assess cleaning prices and those quoted to you would've been based on the level of cleaning required for the property to be ready for the next tenants to move into. Evidence of any cleaning would also be in the form of photographs and would be detailed within the closing inspection that would've already been sent to you. Should you remain unhappy with this, your deposit is fully protected with the TDS and you have the right to lodge a case with the TDS. They will decide independently if you should receive more than we have returned to your group. We would be more than happy to submit evidence to support any cleaning costs that have been incurred by your landlord, and of course assist you in any way we can to help ensure a suitable outcome is reached.
