I’m afraid we didn’t have a very good experience with Thomas Morris. We had Dominic visit our house to discuss marketing strategies which included a “soft launch” where hot applicants would be invited to see the house before it went live on the property portals. Dominic was very pleasant and I explained our situation and how we weren’t interested in setting a record price for the house as we were keen to move on as we felt like we were rattling around in a large property better suited to a family. We were told to market at £595,000 which was £125k more than we paid 7 and a half years earlier. We were doing some work on the house to ensure it was in as good a condition as it could be and we were chased regularly by the branch manager Andrea which tied in with Dominic’s comments about having plenty of people ready to see the house. Photos were taken on a Thursday morning and once approved, the house went live immediately, no mention of the soft launch/open house, it just went live with zero fan fare. On the Saturday we had 1 viewing and another on the Monday. We had 2 further viewings the week after. The feedback was all very positive apart from the fact none of the people were in a position to buy as they were either about to put their own homes on the market or were just on the market with no offers. After 2 weeks of marketing we were asked to reduce the price by £35k but to market at “offers over” because this would generate more interest and houses were generally selling for £30k over the asking price. When we discussed the market, we were assured houses were selling and they had plenty of people looking in our price range. Strangely they couldn’t explain why they weren’t booking these people in to see the house. Disappointingly, we also got the impression the applicants weren’t being qualified. We were told the stairs might be an issue for one mature couple who were coming out of a bungalow. Viewing feedback from two others were they wanted new builds. It’s begs the question, why were they being shown our house. I passed a mother and son just after I left them to see the house and on my way back I heard them discussing which one might be able to buy the house. The son explained that he and his girlfriend wouldn’t get a mortgage and he suggested the mother might be able if she sells her house and applies for a mortgage. When we discussed the idea of bringing in another agent at the end of the fixed term, the idea wasn’t well received. We also discussed terminating the agreement and going with another agent to which we feel were then punished as we never had any further viewings after that conversation. We were left with the impression that our house was a convenient marketing location for a sales board. We feel Thomas Morris over promised and under delivered hugely when they took on our house. It was a beautiful home in a part of St Neots that was close to all amenities, albeit on the back of an area that some were a bit judgy about, however we never had any issues in the time we lived there. We feel the agents lacked experience. For the viewer who was concerned about the stairs, I asked if the agent mentioned the stairlift that could be fitted. Another where they wanted a shed, I explained how one side of the house had plenty of space for a shed. I was told this was useful to know and would go back to the viewers. This was something that should’ve been discussed at the viewing. To go back to someone and try to get them to visualise something after seeing many other houses was a big ask. Sadly, when we discussed our experience with friends, we were told of similar experiences by their family. Finally, to give you an example of a much better experience, we marketed with Peter Lane and Partners, had 5 viewings in 3 days, an offer in the first week and sold when our buyer had their buyers funds confirmed all within 2 weeks. My recommendation is to avoid Thomas Morris and choose Peter Lane and Partners.
