I am writing to express my deep dissatisfaction with the service provided by Martins & Co Harborne in relation to the letting of my property. Despite charging disproportionately high fees, the agency took nearly two months to secure tenants. Their primary contribution during this time was to repeatedly suggest lowering the asking price—an approach that lacked creativity, effort, and market insight. It felt as though I was being advised to give the property away. Further compounding the issue, I received multiple emails pressuring me to sign disclaimers absolving the agency of legal responsibility, on the grounds that they were not managing my property—despite having signed Terms of Business with them. This attempt to retroactively shift liability is both unprofessional and unacceptable. Due to their delays, I sourced tenants independently. When I informed Martins & Co that I would proceed with whichever tenant completed the process first, they responded with threats of charging 75% + VAT of the first month’s rent, claiming I was withdrawing from an offer. This is not only unreasonable but borders on coercive. I will be escalating this matter to the Property Ombudsman and urge others to exercise caution when dealing with this agency. Transparency, professionalism, and accountability should be the foundation of any property service—qualities that were sorely lacking in my experience. BE CAREFUL
Avoid at all cost- £325 deduction from deposit to deep clean. We rented a flat from them for a year and spent time cleaning it before the return. The bathroom was thoroughly scrubbed down and so was the kitchen. It was left clean and i understand extra industrial cleaning may be needed however the estate agent should be responsible for this. Instead they have sent us a bill of £325 for industrial cleaning. £70 for removal of personal items- i think there was maybe 3 things left behind. £35 to fix a drawer that was already broken before we moved in. The fact we are being charged £325 for cleaning is ridiculous. After having spent 8 hours scrubbing the flat down ourselves. There is no point cleaning your flat they will deduct a hefty amount regardless.
My experience was with Oron was so bad that i actually had to write a formal complaint against him because his conduct was so terrible. He was the cause of me losing out on an apartment due to his pure lack of communication and awareness.
Not a good property agent for tenant. Just beneficial to landlord.
Absolutely horrible experience, after their vasade with their viewing trying to make it seem, they cared about the tenants, after the viewing was over and I assume the property has be let out, boom ghosted amelia and mo shah, avoid them. I felt so let down, and ignored by them as a whole and after seeing all the and reviews with receipts and everything I'm glad it turned out this way.
Absolutely horrible experience, the viewing went amazing and all, but as we wanted to apply for lettings that's when everything went south, so difficult to communicate with, I tried emailing Amelia which helped at first with the application, then got replied with a rude email, I emailed a property manager mohammed, which I didn't even get a reply from, and we had to call them to be told that the property has been taken after a week + of no response. It was such a stressful experience.
Set a viewing twice. They knew I had to travel to come to the appointment. They failed to appear, I called them and they told me they had not booked. I told them I was leaving the town and they still failed to set an appointment on the day. They promised a virtual tour but they never sent it.

I live adjacent to an apartment property managed by Martin & Co. Harborne. After a car backed into my fence — from the apartment car park — I reported the issue to the landlord, Raj Bedi, supplied a photograph as requested, and waited for a response. Although the damage clearly originated from the apartment side, no tenant accepted responsibility, and the landlord declined to assist. I was informed: “The landlord has advised he will not be repairing this as he does not feel it was the responsibility of any of his tenants.” I was disappointed by the outcome, especially as I’ve acted promptly in the past to repair storm damage that affected their residents. I had hoped for a more neighbourly approach — particularly from such a well-regarded residential lettings agency.
